Security

As the result from yesterday meeting within JMB unit and the resident manager, we have concluded to improve the security problem within our building as much of complain and "unknown" people come in and out of our building.

The JMC even when to the guard house to do spot check in 1 a.m in the morning to ensure the guard is with their post and perform their duty, however must as we expected a lot of fault and hidden agenda need to be enforce, hopefully we can see some changes within this week . Keep my finger cross on this issue

Here is some updated picture which we found out rahter disturbing in the emergency exit, which come to our amaze, hopefully the resident manager will do more audit and spot check on all the area even before the JMC or any resident found out such a big flaw within our building


this is the door to the rubbish area in the car park area, where the cleaner have been keep this door open 24 hours and outsider can just jump in from here, my goodness what a shocking discovery


Emergency exit have become a storeroom and paper collecting bay, what happen when fire emergency when old people or kids going down from the staircase, this is serious and illegal, we must take a form action on this

  3. Actually there still some owner no matter how many notice been serve there still simply park there car really headache on this people but the management already start clamping the car in one of the car in parking bay

  4. Well i don't mind if there keep inside a designated room at least people will not see this mess, end of the days there just want to make a living but must be compliance to the building management guide line

  5. Talking about security issue, there's a lot of improvement need be prove by the security company hired by JMB. It's very loose and that's the reason why outsider can easily access to Park Avenue secured compound. No thorough checking done by security guard. By waving hand they open the barrier gate. Worst case, they simply open the gate without looking who's the driver. Guard caught sleeping at guard post became common issue nowaday. No enforcement made for prevention. Back to clamping issue. Stupid residents or visitor still park their car at main entrance gate. By right both Block A and B entrance should be cleared from any obstacles. At the moment to avoid people park their vehicles at the entrace, they put cone with chain. This consider obstacles to the access. It narrow the road which is suppose can easily occupied by 2 cars in and out. I make no different from allow people park theire car there with putting the cone and chain at the area. I notice for Block b it was there for quite some time already. Hence my suggestion, security has to enforce clamping cars parked at the said area with immediate effect. At the same time remove all the obstacles along the main entrance. So 'murah' to see this kind of things in condo envy.

  6. just to add on the clamping isues, I was told that there are only two clamping lock available. Is there any possibility to increase the clamp?

    Even my fren's condo, their management is very strict and firm, once lock must pay to release if the owner wrongly park. Ours, the car clamped for several weeks, as if the car owner not afraid of management or probably for display purpose.

    If no money, then use this opportunity to increase the fund by clamping those people. JMC need to be strong or continue to be mr.nice guy.

    therefore, proposal is to study ways to increase the clamping locks so that fund receive can use as reward to security or increase the fund for other usage

  7. actually only got one clamping lock available, such a sad case. Anyway security will be tighten as JMC and the building management have clearly emphasize this issue to the security guard and their team, let see the progress how it go from here, we will monitor the result in this month

  9. well for now i rather prefer resident payout their outstanding maintenance fees, at least those clamping lock can be allocated from the maintenance fund, not from additional $ from resident, that what i see but well maybe we can bring out this issue in next meeting how to target this errand owner

  10. do we know the list of the owner not paid?

    why do we say so that why they don't pay? if they don't pay, what actions can be taken against them?

    can anyone suggest how other condo management do to this type of errand owner? We are interested to know how to resolve...

    Any thoughts?

  11. if you do notice the last JMB do stated the list of unit with their few thousand of outstanding bill in the notice board so far no one step up any effort, the resident manager have try to call, door visit and reminder but there don't seem to care,however the new management consulting have advice the JMB to start legal action as well, we still looking at the all possibilities.

    As i knew there some condo in ara damansara do block the access card if the owner have alot of outstanding maintenance bill

  13. that information is i get from the owner itself staying in the ara damansara apartment, i believe there will be some legal issue where will need advice from legal panel.

  16. To get them to pay....Its simple!....show the real improvement...get closer...foster participation from residents...show more improvement...after that money will automatically come to our condo's account...

  19. hehehe...it will always so simple until the simplest thing also very difficult to do....Lucky 'Mr Simple' (Mr Nah) no more in Park Avenue....hope the new CA Lim will not take things simple.....
