Park Avenue Sub Commitee Meeting

Dear all resident,
there will be a weekly meeting between JMB and the sub committee unit to discuss the issue on the building at Poolside 9.00 pm 12/05/2009, all member or non-member is encourage to join us for this discussion session.

By the way there are some list of item will be discuss on, which i think must see some result
  • Action item been completed by the resident manager regarding the last complain list
  • security implementation in the lift area, so far didn't see a single guard sit there, accept the table and chair (are their the new guard ..?)
  • clamping on the errand car owner
  • new management office, we must set a date for the moving and completion seem there no dateline been set
  • the poolside chair and display not fully arrange as per discuss with the consulting company on suggestion of improve the outlook, i wondering what happen to that must seek the resident manager for explanation.
  • the list of emergency number to be distribute out to the resident haven't been see, expecting to be distributed on Friday. I thought this is urgent prioritize action.

  1. As one of P.A resident, I don't see any changes since new commitee selected last month. It's now into the 3rd week of new JMC elected. Some changes may not incur any cost at all. good example:

    1- security implementation in the lift area, so far didn't see a single guard sit there, accept the table and chair (are their the new guard ..?)- do we need to hire new security guard for this purpose? I don't think so.

    2- the poolside chair and display not fully arrange as per discuss with the consulting company on suggestion of improve the outlook, i wondering what happen to that must seek the resident manager for explanation. - I think consulting company not suggeting to buy new chair but to arrange the chair.

    3- I've posted ealier about to remove all obstacle for both block A and B entrance but yet I can see cones are placed to prevent illegal parking. What for we hire security guard if they can't enforce no parking at the said placed. This is not involve even a single cents from JMB account. In fact JMB can earn some money for clamping fine.

    New suggestion.

    1- This may involve some money. Anyway my opinion why not we spend some for resident to see effort from new JMCs. Please bright up P.A.. spend some money to replace all blowed light bulbs at common area P.A and it's surrounding. Priority level 11 pool area, kids area, barbeque pit, surau. Surrounding park avenue next to Block A entrance and Block B.. and also "lampu jalan" Block A. Now it looks so dull. Once all the lights ON, I believe people will see an effort from JMCs.. do attract residents attention first.

  2. Last night (10May 09) i suspected there's 3 boys not from P.A being at pool side area from around 7pm to 10.30pm.. I wonder no security guard has been stationed and notice about it. After I came for deposit R.O water at machine, the boys left the area suspiciously. May this issue should be brought out in the meeting if i can't be attended. The security shall be more efficent rather than walk here and there without supervised..i often seen one of them walking at cyber cafe and max vallu..JMC please take into consideration this supervision of security guard.   3. Hi siottol,
    there 2 guard station at the post station now, so we have specifically request one of them to be in post station another inside the lift area, but so far seem no movement from them

    yes is not buying a new chair, but arrange back all the chair which have been stack inside the club room, so far i only see 3 umbrella been arrange, inside there still have alot of lazy chair stack inside.

    the cones remove not yet implement actually not yet bring out this issue to the committee, i will try to raise this concern will update to the blog once those issue have been revert back from the resident manager

    lastly about the lighting issue we already highlight list of must fix issue to the resident manager and their have to come back to us on all the costing involve, so far no respond yet. I will check on this matter on coming meeting. However just for your info the lighting is currently using the old technology the light bulb is costing 30-40 each as this is not the Philips light saver type we using in home. the lighting in the common area can only last about 2-3 month life span which is ridiculous costly maintenance

    we do try to implement some improve to the security guard supervision as now their are totally unsupervised by our own people all of them is running by security company, let wait few more days if i got any updated news regarding this issue

  5. Hi Wong - Thank you for your fast response. My comment

    1- What is JMCs action when you see no movement from security guard? Do we need to wait and see they move themselves? Pretty sure table and chair will remain table and chair forever.

    2- Find the root cause why chairs not arrange but the 3 umbrellas in place? Is this Resident Manager's fault or what?

    3- Why do we need to bring this to commitee meeting? The access road is meant for 2 lane not single lane. The obstacles must be removed and let the access road as it is.

    4- Is P.A resident manager competent enough to consult P.A? Is he effective enough to help JMC solve all the issue? Why he take so long for the costing? It's all in the book. Do 1 round checking and come out with something at least. All should be done within the time given by JMCs. Failed to do so, stern action must take place.

  6. Agreed with siottol. Help the committee and resident manager to be firm. Tell them not afraid to take action. Bring up the issues and embrassed to the parties that causes all the issues...

    of course all actions must be in consensus and compliance to legal.. with that, I don't see any issue for them to be firm and stern actions

    either the team do it now or forever remain active in this wonderful blog...

    the resident manager already sent out letter to the security and have discussion with their boss by 12/May, certain procedure have to be concern from their company with proper channel as we can't give them direct order on their daily operation.

    yes,the chair arrangement will update all the people once we get the knew the result from them, please bare in mind we only able to meet up them once a week only everyone is working in weekdays till late night only back sometimes we will not able to get a instant feedback from the RM as well.

    the road access blocking was been implement on the previous JMC for certain reason, one of it,is there case when some driver park their car there and block access to the ambulance when emergency and their can't even find the owner. Anyway let us bring to discussion with the JMB at least we will knew the idea behind it

    on the RM side there do need to have some SOP on their work and result,first of all their must have two pricing comparison i guess that's where the delay might come from. However the new team and the consulting just come in for two week from the 1/May, there still account & data for them to clean up and take over from the previous consulting company, i believe that is the delay might come from.. will update everyone again after tuesday meet up

Here is where i try to compiled as much info as possible from all parties and feedback to the JMB, in another side others JMB already help up the management to setup a lot of new thing like the management office, account and security issue, some of us is only salary man and to meet up with the RM is almost impossible in day time but i do agreed that even without JMB action the resident manager should still functioning and complete their job with minimum supervise . We still try our best to solve all the issue

    Meeting is nothing without action. Meeting can be arranged everyday but without implementation meeting is just a meeting. P.A will remain the same. Certain things can be implemented without a need of discussion in the meeting. Do it first and then it can be discussed in the meeting. Should the good things done I think it won't get any objection from the commitee or residents.

    What happen now, meeting after meeting organized but we failed on the implementation. Time frame given but yet nobody care to follow the time frame. Why? Because no stern action. Why no stern action? Because JMCs is too lenient.

    Certain things has to follow the book. But in actual we can act out of the book if necessary. Think out of the box instead of within the box. What for we hired consultant company should they can't come out with idea + implementation. Idea can be thousands. If you can implement the ideas millions idea will be coming after.

    Yes we need to follow the law, but sometimes we need to break the law. As long as no one go to jail why not we do as this is for our own good.

    As promised by our RM last night, 5 issues will be highlighted first before 25th May.

    1. Notice Board
    2. Access Door
    3. Daily chair arrangement
    4. Pool & Road lighting
    5. The fencing - (RM, jangan lupa pulak nak reimburse 50.00 hinggit aku tu.. heheee)


    To RM, I think you should announce to the residents every action taken.

    To JMC, pls make sure that our RM do whatever he has to do cos you are the one who resposible for Park Avenue Condo... be strict...

    totally agreed with you on that issue also do it first but so far RM action have been slow, let give us sometimes to seek clearification from RM also, for their explanation. As about JMC action i can't give feedback yet as I only can get the feedback by Tuesday night, please hold on for the status feedback on this issue as i only meet them once a week as well
