Painting day on last weekend

After numerous call for the quotation to paint the poolside and easily cost us rm 500. The JMB decide to DIY themselves although we aren't professional painter but well job done in less then rm 150 to buy the painting and brush, rather then waiting for the management office to work which sometimes make me wondering we work for them or their work for us, well you guys is really up to your all to judge. Anyway here are some picture for everyone to see the new poolside area
the area before painting been done, well no need to said much that place look horrible with all the painting basically been crack of from the wooden floor.
everyone is busy working even it was 12.00pm midnight, some of our wife will be wondering what the heck all this guys doing middle of night every day meeting & discussion even now painting.
well the poolside is almost done now, can see the obvious differences and tell you what this all been done within one hour job only, if only those staff and the "manager" can manage their people well i don't see this is such a big hassle or huh hah for a simple job
to show we are working group, JMB chairman also can't run away from helping the painting job, well he even folk the own pocket money and go source around for the painting, everyone must be wondering the chairman is resident manager in here or what.

finalize touch up by our painter, handyman, electrician and etc and also tenant in Park avenue, where he single handle check all the lighting and swimming pool lighting, where is our RM again , why all implementation is only JMC JMC and JMC at least if there have done something should have reporting and status to all the resident
well there she goes, a prettier poolside area, at least when you have some invited guest around at night time, your poolside is not that bad as it seem, with now all the light been on, hopefully all resident can help to maintain this place

  1. Read in the comments that no one fr the consultant side turned up! Sssh, this is not good. I see you are not too happy with the resident manager. Am Isurprised? NO, not at all. Well, ask ourselves one question? Did he perform to our expectation in the last 12 months (under BR)? If he did not, being employed by another firm will not make any difference would it?

    JMC, remember, if Mr A did not do well for 12 long months, we cant blame ourselves but if the same Mr A is now our resident manager and we still want to give another chance, we got to blame ourselves, not anyone else. Am I right or not?

    Mr Chairman thanks for contributing to P Ave financially and physically. And also thanks to the rest who were there to help.

    yes basically not really happy with the result, after one month a lot of status and reporting doesn't flow to the JMC and this really hold us down in trying to improve thing we review as necessary, even you want to implement something we need to see status and action then only can feedback to everyone, we basically want every resident to knew the status not like previous BR and HB all info been keep in the dark, no one knew what happen until problem arise

    come join for the next event maybe , painting the lobby area.. now look awful that area, sometimes guess come also doesn't look so grand compare to others place our one look cheapskate but yet we are paying a middle range price not cheap but not so pricy as well

  6. Mengapa melantik syarikat SMNASIR HUSSAINI & CO sebagai peguam bagi pihak JMB.Bukankah Tuan Pengerusi ada kepentingan dalam syarikat itu.Jangan menyalahguna kedudukan sbg pengerusi.Kami membaca di papan kenyataan dan tidak berpuas hati.

    I don't think there is any misuse of power in here, the request of tender & proposal have been put up for sometimes, there is only one proposal come in, and the JMB see the price is acceptable, If you can see the legal firm is panel lawyer only mean JMB didn't pay anything until we required them for cases, if you have any legal firm which interested to become our panel i think JMB are almost welcome to take in as well. Just be fair to everyone every single money spent will be posted out on every detail on income & expenses for the building management, again JMB is not profit organization , man i don't even get any benefit from updating everyone , is just we wanted everyone to knew what happen in and out rather then been keep in dark.

    I support yur views and I fully support Mr Chairman's firm. Most importantly, I support the call to name and shame everyone. My suggestion is follow the law to the word.

    Before any action is taken, no one should start making any accusation or insinuation.

    Wa ada ingat ar.. itu hutang punye owner ar...lu kasi saman saje same die maa....
    Kasi tangkap satu lawyer, kasi itu lawyer kejar samadia laa.. itu SMNasir bole bikin ke?
    Kalu itu lawyer bole, panggil dia jalan laa... itu wang bayar lawyer bukan JMB tanggung maa... itu wang kasi itu owner tanggung laaa... sapa suruh dia tak mau bayar?

    Lagi satu itu Juli...apasal lia mau komplen itu lawyer... Bukan dia punye wang bayar ape? wa ala ingat ini Juli pun ada hutang sama mentenen, itu pasal dia takut sama lawyer.. betut ke?

    Haiya ... ini penluduk pun manyak teluk ar... itu sikit wang mentenen pun tak mau bayar... lu ingat itu security, itu aci tukang sapu, itu potong pokok punye orang talak makan ke? lu suma mau gaji.. itu orang keja tak payah gaji ke? lu sendili ingat oo... itu aci pun mau wang kasi die punye anak makan ooo.... lu talak kasihan ke?

    Wa sokong sama JMB...kasi tau itu nasir kasi bikin saman cepat-cepat..wa percaya itu nasir bole bikin...

    Wa talak takut supa itu Juli... pasal wa tala hutang maaa..

  14. We should do more of these 'gotong-royong' activities....but its always the same old face who normally support....we got 315 units in PA Condo....Hope more support from other residents...need more participation to ensure Park Avenue is home sweet home.....

  16. i tend to agree with your statement Mr TL Wong.. nowadays people prefer to stay in their house rather than going out and join in any activities held by the neighbourhood. It's a 'new-age-condo-lifestyle-syndrome' i would say.. everyone just watch over their own 'thingy' only.. LOL..

    haihh.. kudos should goes to all of you..! a huge effort here you guys has shown.. i wanted to help and join, but i always reach home during the time when everyone was already in their sweetest dreams..

    as per what Mr Jula Juling said,

    1st Question: Why appoint SM Nasir? Don't u think that it is a huge conflict?...The chairman own the lawyer company rite?...I totally disagree!!!...Its purely and brightly CONFLICT OF INTEREST!!! unless he quit from his post as chairman of JMB.

    2nd Question: How much they are charging for each letter they send for Park Avenue?..RM30..RM50..RM100?...if say like 150 units every month..how much?...good business I guess.....then it will goes back to question 1.

    3rd Question: Since we have RM, why don't JMB push him to collect the outstanding...we do not need lawyer to take this action....Or the new RM is now having a new job function?...or JMB want the panel lawyers to earn more???...then it still goes back to question no 1.

    4th Question: Why? please refer to question no 1.

  18. Have you ever read Act 663 Schedule 1 before questioning about "conflict of interest".? if not please carefully refer the same.

    After studying the Act and if your are well educated to understand, then you know the answer about "conflict of interest".

    dont put any silly questions and answer before getting consult from the expert.

    by the way, maybe u can find any lawyer for jmb at free legal costs? please advice... I reallly wanna know asap..
