Reality vs Imagination

Every one love the best and been promise the best, that what we been promise when we first set our eyes on this property but how time fly after four years Park avenue doesn't really delivery as it have been promise
if every resident in this property feel we have been far away from
Just look at this simple comparison what happen to our condo facilities is actually a disgrace to all the resident

Opal Damansara Facilities

Park Avenue Facilities

Not even to compare the gym room have been totally in sorry state recently as compare when we first move in, i think we are in move backward instead of forward

Our gym room

Others Condo gym room (don't you just envy how well think been kept and maintain the standard and class)BBQ area is even more sad, not sure why our place is full of hooligans so sad to see this

  1. This is the reality. Some resident they just don't care. They care about their own unit without looking at bigger view. As long as their unit OK they have no issue. Good resident is to see P.Avenue at all angle. Including unoccupied Block C which is now become a heaven of "kaki ponteng skolah" and some "kaki romen". Common area facilities become worst and worst. No proper maintenance + some kampung attitude from users caused P.A looks like cheap setinggan relocation flat.

  5. Dear administrator
Congrats on this new medium of communication as a result from your great effort.
Nothing much to say. Just hope that u guys of JMC can do something to glitter Park Avenue Condo at least to its standard as 'condo'.I guess first thing u guys have to work out is to change the mentallity of the residents. It is hard to see improvements towards a better PA if the residents hold the 3rd class mentallity but wanting the 1st class facilities. So, all the best guys

  6. Why should we continue to give comments on issues or identifying problems? so what if we all know the comments/problems? What can be done or the directions/ways to improve the situation? Can anyone list down improvement plans for each problem raise?

We always hear money is the problem (same goes to current economic). Why do you say so? Did anyone find out the root causes? Where is this heading to?

What are we going to do with those 3rd class mentallity? Why do you say so that the resident here hold 3rd class mentality? What do you think can be done?

I recalled we have management consultant since BR left 1st May.. so what is this management consultant going to suggest about? We are only resident, not building management, therefore, we need those experience consultant in this industry to share with us the plans to resolve the situation otherwise not fit to be called consultant and waste money. Ask them to share with us the best practices.

This platform is good... and if this continues to have more negative feedback, we all end-up more frustrated towards PA after reading this wonderful blog.

Please write more of improvement plans so that everyone can give some ideas or support. Any thoughts?

  7. Totally agree with comment above. All of us should come out wioth ideas and improvement plan instead of solely posted comment or complaint. Those with ideas and plan are welcome to share with JMCs and our consultant. As a human being our appointed consultant still make mistake and perhaps he himself can think as what you people think. Don't just put all the responsibilities to JMCs and consultant coz we end up with nothing if both parties keep blaming each other. JMCs and residents should work together to glitter P.A environment. It doesn't mean people can't complaint or can express their dissatisfaction here but it would be better if they come out with suggestion and improvement plan.

  8. i feel every comment is thoughtful enough, we should push more on this so call consultant services as well, i think i want to bring on this idea out in next JMB meet up, that what we call ideal pouring right, sometimes just few brain is not enough to come out with fantastic idea.

  9. Just a thought or suggestion...

Can JMC or consultant list down all the problem statements into each single topic in this blog and propose solutions to invite residents/readers/security/anyone to pour other alternative solutions?

The objective to do this is to encourage people to start proposing solutions so that JMC and the consultant can evaluate from the pool of suggested solutions and choose the best fit into current situation.

It is a human nature that most people will only follow or dare to comments when few people started commenting. Probably our education system taught us well.. just like childhood days, when the teacher raised a question, no one dare to answer until someone started to break the ice, then more will follow....

    Any thoughts?

  11. I can see an effort from TL Wong. Realy, really hope all resident can contribute at least ideas to help Wong and other committee working towards improvment of P.A standard. We want changes from "setinggan relocation flat" to "condo standard". By doing this, our property value will raise and no more "sakit mata" looking at broken door, dirty floor, smelly rubbish etc. Main target is on the security, lets target zero "pecah rumah", "pecah kereta" for the whole year 2009. That is the KPI for security.

  13. I'm suggesting car park at max vallu to be patrolled at night time. Seems it's easy coming in and out and a lots of residents' owner had park their cars at that area due inconviniences of higher floor parking lot provided. I believe clocking system will cost more instead of give writing instruction to security supervisor/ company on their part of duties and responsibilities. I have no idea it is valid contract between JMB and enganged security comp. or is there any insurance cover for that particular. Please look for solution as it's a potential stealth area. Thanks; Block B TENANT.

  14. Hi Block B tenant ,
great to see someone from block B finally participate, so sad in the last AGM not much of block B owner/tenant participant. As at now we negotiating with the security on the clocking system already, so ensure you the JMB do concern a lot on this issue

  16. this is more like mentality to the owner there anyway we can improve this ? seem like there alot of ppl treat the lift like moving dustbin only....

if can would appreciate if can take some picture, so we publish it out to the website to let people see themself

  17. May I suggest that we list down the problems and then state the planned actions to be taken and the deadline. This way we have an aim, a target so to speak and one that we can measure. If we dont have a target, PA will be the same (at best) by the end of this yr, if not worse.

I am one of the owners of the commercial unit there, have been paying my fees all these years but till today, I see nothing done to help me. I say "me" because i know alot of owners there do not pay. So till today, I am made to feel no difference, pay or not, it is the same. Please give me a reason to continue paying (other than it is my duty and obligation to pay). The very least is those who do not pay must be made to feel the law. If the JMC cannot enforce the law, should I still pay? It feels like throwing good money after bad, please give me your feedback. thanks
