JMB & JMC Meeting on 13/May/2009

Dear Resident,
Just to update all with our latest development after 2 week been officially new JMB, we have try to resolve certain change over issue from handling of staff to the security issue. Here let me highlight some key point been implemented during this few week events
  • As of 1 May Park avenue will have two of our own staff in handling our day to day administration job, admin & account clerk & building technician , both will be still reporting to the resident manager (En. Norman) appointed by C.A Lim (building consulting company)
  • Park avenue will have our own set of property management software (UBS well no complain this is the cheapest available in the market with the features cost around 3k) , this is to ensure in the next few years we will not need to depend on consulting firm software and everytime there move out we have trouble to get all the data or even hassle to re-key in all the owner information
  • Access card is all running again except for the poolside entry to car park (due date by friday should have fix all this issue )
  • Security guard will have two in-house employe by the JMB to oversee the security hopefully by end of the week there will join the ship, as at now we seem to have problem to monitor all this security where some gone to sleep, missing during work or even some with attitude problem, as we have make complain even to their management but not much improvement in there (even the boss is staying in park avenue ..WTH!!!!!!), as far as i can see some condo with more then 10 years ago their security enforcer is still very strict and follow the house rules.. in here never once see such
  • the holes at the back of the building between saujana apartment and park avenue have been seal off, this is to prevent some people trying to access to our building un-notice
  • bring back all those missing umbrella chair & table back to the poolside, those are equipment all should be in place for all resident to enjoy (so far only see 2 umbrella, what happen to those lazy chair no one knew , no update at all maybe i should move myself ?)
  • Intercom is not functioning as at now , the main controller have no power supply to it, and this piece of hardware is not under warranty anymore, and we been charging for rm XXX per trip to come down just for checking, if anyone whom knew or have contact on this information please pass it on so we can have our resident manager to contact them.
well that's all i can updated everyone as for now and we still have a list of pending issue regarding facilities, housekeeping still no feedback from resident manager will update to everyone again once status been revert back, as at now please stay tune for latest event and update

  3. Im tenant at Block A. I am very dissapointed with the Security. Making noise, turn on radio so loud, shouting, singing loudly and talking with girls (dont know where they coming from).

    Please monitor closely...it is really irritating.

    JMC already have meeting with the security management yesterday, let me check out the status and I will let everyone knew how is the feedback, while in the mean time i pledge all resident to help feedback to us on any issue.

  7. To whom it may concern.

    From previous update, you mentioned that JMC is hiring own staff to monitor security guard's performance. What happen? Why it takes too long for that. Base on comment made by anonymous I do agree with him/her. Our security guard has no respect to resident. Sleeping is common issue. Smoking inside guard post, talking to girl and 'lepak' with security group can easily seen in block A.
    They must be strict but at the same time they must be a bit friendly to resident. They are our image because outsiders will need to see them first before they can see the whole park avenue. They must have good PR with all people. I notice some of them not even look at people's face when passing by the security post. How can they know is it resident or outsider if they don't look at the them. Are they having a special instinct? Or they use they nose to diffrentiate resident and outsider? That remains question mark in my head.

    JMC is hiring own guard is still on going process as there some issue we need to clear of first before the candidate can be hire

    1. interview process (we need to go through few interview with this candidate, as you knew all JMB are working as well , hence we only can conduct this at night time)

    2. Preparing all the contract and offer letter (again we got no template or predefined format on term & clause from the consulting co)

    3. lastly vetting the person current status from the security body, we will not want to hired someone with history background right, this might take 2 week to come back with the reports)


    on others comment you highlighted, let me get the update status from the last meeting held with the security management before update the info for all

  9. Dear Mr TL Wong,

    Security Guard at Block A always so "berlagak". I think this is the first time they wearing a uniform...with the Kelantan accent and the way they look at you and some times they said something "lucah"...they dont do their work properly....

    In the morning they should take care of the vehicles coming out and going in to the parking space coz thats the time where our children goin to school etc etc...but there's only 1 security and he just sit at their place...reading magazine !!!

    At nite, there'll be girls coming talking to them, laughing out loud...to show their laughing skills i guess...like Bohsia girl..then later few other guys will come n join the security....so buat kerja ker ? or lepak lepak ?

    Please take a closer look into this matter

    see the latest post about all this issue, i hope you can start to take picture of them and sent the prove as their management hard to rectified the problem as per request from them, we don't argue with them just note them their name and some picture of the scenario if can, so we can easily show and prove that we are not simply said only

  13. What's happenned to security guard supervisor? have we appointed someone yet? Sorry i'f not progressly follow.. AND I requested all the unused bulbs at common area will be replaced especially occupied units.. regret that I have called 3 times and no action has taken till now..a month .. or we lack of staff?..hope there;s will be cooperate response in future..thanks; Tenant Block B.

    please refer to the progress update, i believe we mention about pak sahak appointment and the light bulb have been replace in pool area, do you still see those non function light bulb in common area (poolside) ? , however i do notice yesterday the whole area light was off due to unknown reason but for the past few days the pool area lighting have been light up and running

Thanks TL Wong for quick reply...sorry i means bulp at corridor area..it's too dark when we came back at night time heading to our unit..i had already mentioned to mgmt office..i rented block B 15th floor..4 nos bulbs infront of my entrance not functioning (along the corridor).. a months ago..as suggested, to replaces not functioning bulbs at occupied units much better..thanks again for your concerned..-TBB

    as per today 16th July 2009, Thursday 9.43pm.

    I knew the security officers has been changed to a new grp...based from their uniform and faces. But for your information, their attitude are remain the same as the previous one.

    At this time, they sit in the group and making a noise and laugh out loud. Its been like since last few days.

    Please make sure there's someone in-charge to come and visit the booth and checked what they're doing.... since i can hear their voice, laughed like 'orang mabuk' and 'tunjuk bagus' type of talking.

    I am so sorry but i have no choice but to complaint about this matter and i hope the management will take it seriously.

    since my 1st, 2nd and 3rd complain on Security issues. The changes that I find is: it only last a few days then it will start sgain...same attitude, same language, same berlagak and still irritating ppl especially ladies.

    You want us to send pictures and YES ! i've sent it... but quality r just the same. Please do something.

    In the morning where many cars going in n out from the parking, they never be bother to assist. Sitting in the room, reading magazine. Tiba tiba jadi pemalu....

    One other thing...I've bought an access card for RM50 about a month ago and now it only cost RM30. The price change ???? And now all unit must buy card for all. let say there's more than 5 ppl in the house, do we have to buy to all 5...in this kind of bad economy. maybe for those have more than enough money, they dont bother. but for ppl that need the money for more important things....please re-consider...

    It happened to me when my children came back from school and their other activities. Security with the sombong and berlagak faces said "lain kali beli kad masuk sendiri. kita bukan kerja buka dan tutup pintu. Lain kali kita tak mau buka kan pintu. Tunggula sampai tua "

    Is that how your trained your security ???? And for the security they must be trained to recognized at least the ppl staying...

    Kindly explain.

    this all rubbish la....no changes at all.

    Took pictures and passed to management but nothing happened. Music so loud at nite. Laughing like pontianak ....

    Never seen this kind of security guard....

    If you want to take action, please take this seriously or else....Condominium will turn to Flat.

  20. As a resident in this condo I would like to share an experience that I encountered today at around 3.35 pm (5/12/2009). My car was clamped in front of Max Value which I understand is my fault. My complaint is about the guard who created a scene there. I paid the fine after some exchange of words and told him that i would go to the office to have a word with the management on Monday but he kept raising his voice and told me to stop scolding him, which i never did in the first place. To make matters worse, he kept mumbling so loudly that everyone around there was just looking at me in a very unpleasant way. Is all the dramatic scenes neccessary to show that he is doing his job?..which was not done fairly by the way. TRULY UNCALLED FOR.
