Progess Update 20/May/2009

Dear Resident,
Another week have pass now there still a lot of improvement to be done and must be immediate action as well, some involve hefty cost some doesn't. Those item doesn't involve cost the JMB have solve some of the issue and pending some, Along the way I in the JMC alot of hiccup and problem i never imagine happen it our building slowly come into picture, I can said it is much more headache then running awhole department or company, where alot of resident don't see the improvement been done but expecting those in JMB run the show for them, that is not how it supposed to be. A organization can never function if only few people running it even a JMC commitee is running on pro bono basic only. Anyway i should stop my rant now and update everyone with some of the status
  • In-House guard have been hired and working since monday, he is Pak Sahak most of the time he will be around to monitor the whole building , supervise the security (as you knew complain have been so frequent on them since days one)
  • Security company , we manage to meet up with the owner of the security company and have a long hour of discussion with them. As those issue on security guard dressing improper, allow unknown people simply walk in (contractor coming on weekend the guard not even block them my goodness), sleeping during duty hour, hang out inside the guard station . All this have been highlighted to them and there will improve all this behavior, so while in the future anyone still see all this happening to the guard, please take picture and sent to the JMB we will instead channel back to their management for immediate action, please don't go direct to the guard as there not direct reporting to us so we must go through proper channel.
  • As everyone can see the RM have try to put up the poolside light put just less then four hour the light fail again, there is serious flaw to the wiring in here, this will need to rectified again, will update again to everyone.

  • the water pump in the swimming pool & block A water tank have been sent to repair by two week times (before 31/05/2009) we will have out pool and water pressure in block A back in order, please monitor together this progress by the way this two item it self cost 3000 (water pump in block A) and 5000 plus for the swimming pool water pump, I hope this time after fix those people using the pool side will not try to destroy it again, try to be gentle without own property. Why i mention this is due to the lighting on the poolside previously was been vandalize by all this culprit and now to fix this causing 850 (to install the protection and lighting, every time been install for sure some idiot will go to spoil it)
  • the side of the pool is not for swimming but yet some parent just ignore the house rules, those place are not suitable for kids to play and yet those adult just allow them the kids to do as their like, how we going to maintain this PA building nice and clean when the resident it self doesn't have self discipline, i hope all resident will follow the house rules
  • intercom machine will still need to call up all the supplier to come over to check the system and submit quotation on the system, anyone whom have a contact or solution I would happily if you guys can update it to our RM to do follow up.
  • As now we already appointed our own legal panel to help us on the legal matter, which will be charging on case by case basic. Will review the charges later once we have case open up with the legal firm.
  • the new management office will not be moving in yet as the proposal for renovation for the office come out with estimation 20k, JMB feel now is not the right time to spend those money yet, where as we should concentrate on fixing all the building problem first, anyone which can get a cheaper quotation please come forward.
  • Audit Account up until today still nothing from BR or MK while there are reaching to the dateline already, email and reminder been sent out, if by the 25/May no news receive JMB will have to start stern penalties to all this people. A lot of owner will love to see this audited account where is our sinking fund and maintenance fees all go to.
  • Access door in car park pool side, block A level 9 and lobby will be fix by 22/May/2009, everyone please monitor the progress.
  • Soon there will be some event for the woman & ladies in PA communities hall as this was propose by the woman & children welfare unit, hopefully can update everyone on this event to everyone by next week, please stay tune on this.
  • Block C problem, as now still not yet receive any feedback from CA Lim , according to Norman our RM he will chase the feedback from him and comeback before 31/May let see what there going to do on this, however i feel those outstanding fees should have collected first in regardless of how to build up that area as the fee's is long overdue and no action been done for the past few years.. WHY ??? will raise this question on next meeting, i also want to knew ..out of curiosities
well folks that is all i can update everyone for now, hope all those issue and event happening in our building, management is transparent enough for everyone to start care about our building here. there is no hidden agenda in JMC we only want the best for this area where we call "home" i hope every resident can participate together to help out consider all this area as your own house also we need more man power to do work together, with just few JMB , sub commities and management office there is limited to the resources

    Thank you and well done for the improvement shown on these few days..at least the door has been fixed and the guards are no more sleeping..Just wondering, weather JMC can fix the gym as well..i don't think the gym is fuctioning accordingly. Maybe we can chip in to buy more equipments..what say you?

    that one will bring up to the JMB to put in the queue list , as now there are some urgent priority like the lighting in pool side,intercom (this one we cost a bomb to us), lighting in all the area ..hopefully also the access card will not go down on us again, everytime ask them to come fix one time is rm 1.7k and the damn thing is keep on spoil every single 2 month ..seriously something wrong will all this item

    I know running this development is not an easy task. And I can only imagine how tough it will be given the developer is not one who will lend a hand. That said, running this project does not have to lay squarely on the shoulders of the JMC. It is perhaps the deceision of the JMC to take up this role of running the place in the first place. The running of this place can be contracted out in total and the JMC plays the monitoring role. Is this not right?

    Again, the is not a single positive development on the commercial area. You mention the RM will follow up with Mr Lim. With due respect given to all parties concern, the RM was running this place from a few years ago. He should have some if not one plan of action and not just say he wiol follow up with Mr Lim. Am I asking too much?

    Only 2 questions for you to consider. Perhaps I am too demanding but if have been paying close to RM4k a yr for service and paying for the last few yrs, maybe I am entitled to the same old lingering question. Has anything been done so far? By anything I mean anything...eg enforcement of collection for a start.

    No doubt what JMC role is monitoring and given out feedback to the RM but yet we have seen two well known consulting firm HB and RB fail to deliver and make the whole place become a rubbish for the past few years so we don't want to repeat the same mistake again. We instead have taken the step up to ensure everything run in a well keep manner.

    Just for the benefit of everyone the RM do start talking to the developer on their outstanding payment in block C,status i will update again once the news is back.

    the last meeting between JMC and RM on this issue the feedback is want to proceed with meet up and data updating for the first action item, so we do impose a dateline by when this item can be completed and the next action maybe will go for the enforcement of collection.

    actualy we have a unit of sub committee for strategic & planning unit, which mainly focus on this collection issue as well, i really hope you can come join this commitee to represent block C owner to come out with some idea then we can ask the RM to take action so we can work it out certain idea

    My contribution will only be in this forum. I cant attend any meeting at this point in time.

    I will wait to read of your updates here and I hope there will be good news. So far I know that the commercial area has been completely neglected.

    I do hope the JMC will also try their best to do something in this area. Thanks in advance.

  7. can I suggest to look into management office? It is very smell and health hazardous to the staff. The reno is one time off and if 20k is expensive, what is your budget? 10k? 15k?

    We want them to work at the same time JCM own a reasonable care of their work environment. I recalled JMC had cleared the new room as well. Why waste the effort?

  8. now we try to prioritize those more important thing, we cannot just upgrade the office now but the surrounding building area look so bad and when resident ask why the light not working then we tell no $, later will be conflict no money but can renovate office WTH...
    so we want to improve the building first, before go into comfort item.
    anyway there have been a month since new JMC take over but the progress is slow,very very slow

Well done JMC on the improvements so far...I just wonder why there is less action/ideas from CA Lim?..most of the time we only see action taken from JMC and the sub-committee..but what has been done by CA Lim?...Are we paying the same old 'YBR look alike'?!!!! Hope we are not wasting our money again....

  10. I think that JMC have done really good progress in few months rather than the previous big company so called management company. Kudos to Mr. Wong for being our pro-bono JMC PR officer. keep up the good work mr wong!
    Regarding the office, which area exactly planned for this?. What kind of renovation needed? does it just meant for refurbishment only?

  11. talk about that CA Lim, we all in JMC is rather very dissapointed as well, as it been a month time have pass but all can see their progress is sloww andalot of initiative is from the JMC push on only, event the lighting fixing is done by one of the tenant himself helping out, if anyone free to join us this coming tuesday meeting with CA Lim please feel so to come join us, i w ant to shoot this fellow to the face, please remember we paying this consulting company 11k per month.ARHHH

    the new management office will be the previous office occupied during Henry butcher time,the plan already been design to have a probe meeting room, pantry, secure room basically is like a office type, the basic breakdown
    Renovation / Decoration , Wiring Electric
    and office equipment all this three item add up cost about 20,511.20, however i would rather take this money to fix the pool light, the outside 17 lamp post which is not been function for sometimes, now the back lane at night time is so dark, and even those small l light bulb inside the building and the front lobby, out first impression in the front lobby is sickening, look like a low cost apartment rather then condominium

  13. if i may ask, what actually the 'consulting' company do? 11k per month just for consulting is really big. Cant we 'consult' our own?

  14. What about renting my unit as your office, I will do you a deal. Small deposit only. Rent is only to cover my monthly management fees of RM325 plus RM300 a month. In essence, if you waive my fees, you will only be out of pocket RM300 a month. It has lighting already. Renovation will be less than 10k to make it look nice.

  15. When one appoint a consultant, the scope of work should have been clearly stated and deadline specified.

    By appointing a consultant, we first need to recognise that they have to work within the guidelines and laws. Meaning, alot of paper work to be clarified and all these takes alot of time. As we all know, consultants will only give advice and proposals once all these rules, guidelines are in place.

    So next we ask ourselves this question. Will the developer provide our consultant with all the info requested and if they will, how long do you think this developer will take?

    Now you will see why we have placed the cart before the horse. We cant give the consultant the relevant info required and I think we cannot entirely blame them. Anyway, I am only speculating on the reason for the delay in proposal.

    I hope during the next meeting a deadline will be set for the consultant.

  16. in the few side visit the consulting already do a site visit and study on the current situation so we expecting them to knew in and out of the place, as now CA Lim will here again tomorrow meeting hopefully can get some clearification on him, what is the plan and status of those issue so at least everyone have a time line and status to look forward.
    Btw MK have delay the audit report submission from 25/May to 29/May stated the auditor when outstation so guys wait for another few more days
