Houserules but no rules

Every building have their own rules and regulation and this doesn't apply to park avenue only, every high rise in klang valley also have their standard. However it seem notice and notice been serve to those owner but not action been done so far, and I serious don't understand why no action been done, yes we can tolerate and learn to appreciate each other but we must also respect the others owner, this are common area use by everyone,you just can't simply display whatever item you like, we are not staying in low cost flat, the worst thing is why the enforcer never audit all this and didn't do action.
I think the bicycle in this car park area, have been like years already. i don't understand what auditing been done so far, preventive maintenance, emergency response operation, bla bla bla seem like take ages to be completed. Where else when i was working client demand me for solution within one day or some even worst half and hour but i can see our building maintenance take forever to come up with a decent solution


again another vandalism happen, this is the door from the car park level 9, i don't knew who break it off, but the person whom do this i'm sure is up to something no good, and with access card not working since long time ago..Why there is no audit to all this item by the resident manager and been left it undone, question mark around my head everyday.Where else if this lock happen inside your own house i guarantee within an hour you will fix it but when it is common area,all people just ignore it as it is non of their bussiness
I think this is not a motorcycle parking space and yet there is alot of people just drive in and park there vehicle inside the resident car park area, sometimes i even saw the guard don't care when this motor cycle just fly pass them in the guard post , maybe all the guard have 6 sense there knew whom was the driver.

I hope all the resident will follow the house rule and don't simply put their belonging outside the common area, in case of emergency this item will become obstacle to people, we must prevent this while we still can, until accident occur then it will be too late

  1. Looks like Henry Butcher butchered us and Burgess Rawson gave us a raw deal. Now for doing it ourself. I hope it is not shooting our own foot. Now we have the law in Act 663, we have COB to assist as well as property management consultant and the owners are running it themselves. How can it fail? It cannot fail if we follow the law strictly, no more neg, just do it. If the JMC is still open to discussion with defaulters then I must say we are back to square one, talk and delay and then no money and then nothing done again. 3 years of talking is way too much. And mind you, there are things that can be implemented immediately without any advice fr property consultant. I hope the list of defaulters and amount owning is published in this site as well as in Park Avenue for all to see. Name and shame them all. No more hush hush like in the past. We are so very careful and quiet not naming the culprits. Why? Name them all. Those who are confirmed defaulters like the developer, place it in the Star papers. Go after them for winding up. They cant afford bad publicity. Just read in the Edge papers, they have major plans to launch billions of ringgit of projects soon. They need to be responsible to us all. 2 weeks notice to pay up then place advt in Star. Issue demand letter. File petition for winding up. Come on, there must be lawyers somewhere to assist right?

    Already talk to the lawyer on this to seek there advice and charges occurs, currently there are about 50 to 70 resident unit and 60 over commercial unit, roughly estimation to take legal action is about 5k to 6k charges for the resident unit only, this include court case issue, however all this charges will be fund by the owner is we manage to recover the funds. Will bring up this matter toward tonight meeting upon agreed by all the JMC and looking forward response from mr CA Lim tonight on there side effort for PA

    Dont forget the developer, I have a feeling they owe the most. They are billion ringgit company, at least MK is or was, so if they want to continue launching billion ringgit of properties, they should show the rest of us that they are a responsible company. Pay up.

    Meanwhile, name and shame them all. Especially the biggest culprit whoever he or it may be. Paste outside Jusco mini market for all to see. We are close to end game.

    I will bring in the matter tonight, i believe there will be conclusion to this issue, as I also will push for this matter as it involve a lot of money unpaid and the management is delay vendor payment just to help paid up all this utilities bill, I will update everyone again

    is been very very disappointing, a show cause letter have been sent to them as yesterday discussion none of their representative come over, i mean none at all to update all the stakeholder regarding their progress the job status, activities and lucky we still have some own JMB whole help out on the electrical and bulb fixing , else there will not be any light up until today oon the pool side most the status was push by JMB and implement by JMB, WTF...with this consulting company

  11. This is beyond words. May I suggest that you reconsider the whole set up. Perhaps engage a firm to run the show and the JMC monitor it closely or alternatively, set up our own operations.

    I will wait for a report on the defaulters and how the JMC wish to proceed. I hope a name and shame programme will be implemented as well as legal action in the coming week. As thelawyers will tell you, time is of essence.
