Progress Update 06/June/2009

Dear Resident,
Another month have gone through and yet again we can't see the face on our consultant and also much action from the resident manager, therefore JMB have decide not to extend their services beyond the current month, as we feel the RM 11,000 pay to them is totally wasted and En. Norman is no longer our resident manager started on 15/06/2009, As the time go we have decide not to engage with any more so call consultant company again as their from time to time have proof their failure to all of us. As at today we have appointed our own resident manager which is En. Raja Irwan Ashraf where he is the residential in Park Avenue as well, so he himself can do the job more efficiently in term of monitoring and first hand to all the issue.

Here as some information update for everyone

Facilities & Building

  1. Common area light for block A,B and car park area will be finish test by10/06/2009 and the replacement budget will be less then RM 1000
  2. Water pump in block A is currently running in one pump and another one is spoilwill be replace the spoil one by 16/06/2009
  3. Block B access door toward the pool side at level 9 is spoil and need to repair the broken door panel by 11/06/2009.
  4. Suggestion to replace the lobby access door with tempered glass design for block A & B with dimension of 3 X 7 m2 with basic estimation around RM 6000, quotationwill required before any decision been make
  5. Common area light post surrounding the Park Avenue (17 unit) will be in the next project
  6. Swimming pool light to be on hold until further notice.
  7. Suggestion to remove the landscape service contractor as their current services is below par.
  8. Service contractor for swimming pool service highlight to the JMB there are not invited to submit the quotation for pump repair.
Ladies & Women
  1. The event already started about 11 registered member according to Pn. Zaleha, hopefully there will be more participant in the coming month after the school holiday season over.
Security
  1. New assistant security En. Khairul Anuar started to join the JMB in-house security.
  2. Door broken in level 1,2,3,4,8 and 9 reported by security head En. Sahak, current no action have been taken to repair or check the status.
  3. In-house security will not need to have license as per stated by the Suria Security, as the in-house in for the resident own protection.
  4. The new in house guard can be go through vetting from government agencies or polis department.
  5. Notice to inform the entire owner to park their car in the designated bay and car park in commercial area or in front of Jusco Max Value is at their own risk.
  6. Suria Security shows cause letter, have no reply from the management company. The JMC committee have vote out 7-3 to remove the security company and appoint the in-house
  7. Cloaking have been install in Block A & B
  8. Azam info the in-house security guard can be form within three day if the current security is to be removed.
  9. New security in-house hired on the total costing will be ready by Zul on the new three days
  10. Revise on the Suria Security contract termination and legal matter to be review by Sheikh

SPA
  1. Current UPS Property management system is now up and updated with the latest owner information.
  2. All owner outstanding amount will be list out and publish to the notice board to notified the outstanding amount by 16/06/2009
  3. Block C list will be sent by register
  4. One week after the information been publish out, if there no correction the outstanding owner will be issue with letter of demand from our legal panel with


That's all for the update information, i hope all the owner will be willing to come to the JMC meeting to share their thought and together to help grow the Park Avenue, I think I myself will not able to do much without help from everyone.

    1. as last night, our UBS - Building Management & Services system still no stable yet due to computer viruses. I have discuss with Raja to format RM PC and let Rina use the PC since we need a stable PC to deal with system. Need your/any other resident to back up on formatting and installation of the program.

    2. I have submit the In House guard calculation - could you please help me 2 print out the document to discuss tonight since I m having printer problem at my new place.

    3. Correction on your minutes - Total vote on discontinue the Security Service & 7-3 vote for consultant.

    we must first cover up the storage area in Blok A...its really eye soring and is giving Park Avenue a 'cheap' impression.Can we do somethign about this first before we spend money to change the less critical items?....
    It seem that the new JMB got more 'spending' plans but less 'creativity' plans to uplift Park Avenue areas...Do not spend too much on the unnecessary at this moment...tackle the main issue first....Have they repaired the broken locks at the Parking Lift area?....Please do it faster as it is critical and need immediate actions....

    Question: How many guards that still work for SURIA security at the moment?...It seem that the personnel is getting less...and are we still paying them?....

    Points to ponder : How good is the vetting process for our in-house guard?...Need to really do a background checking...

    I suggest you join the meeting tonight. You can get more info. You can even give your vote on certain issues. They always discuss the issue and end up with voting.

    The RM issue is over, they finally hired a new RM after a long discussion and you are not there to give your vote.

    Next time, all residents please attend to the weekly meeting or else you will miss something.

  15. I guess the residents got the right to know what details have been discusses n the meeting in regards of the attendence.Even JMC need to acknowledge the community before make any 'major' decisions.
    Yup, JMC have decided to appoint RM ...but what is his salary scheme? His credentials? His experiences? On what basis JMC chose him?..We residents need to at least know about that (since we have blog now)..just update the details in the blog...I believe the details is not an issues for JMC since JMC need to be fully transparent....

    the new RM is oe of the tenant in Park avenue, he was previous working in banking and running own bussiness, during his tenant time he already involve and helping the previous management to do the building maintenance issue so i guess En. Raja do have some exprience in dealing with the day to day operation in Park Avenue.
    In term of salary we do get advice from our biggest JMB holder medan prestasi the range for a fresh to a qualified RM come from 3k to 10k per month and I can ensure the salary is within the reasonable range. In detail i hope the RM salary is put into there p&c contract but i will try to publish the total salary for the whole management office team.

    on the issue on uplifting the Park Avenue we will need to clear of the issue one by one, as at now the pool issue been settle and now there are working on the all the floor lighting and security, sub sequence the next big project will be to do the uplifting I guess we cannot fix everything at one go right.
    I believe as at now non of the expenses go un notice we even publish out the collection summary in notice board I believe all the owner can see themself how is the account performance.

    In regard to security, the suria security will be end by 31/6/2009 so now even there have people not coming in to work there don't seem to bother about it at all, we will have our in house guard to be in by then. In term of vetting we have a fully qualified En Sahak previous MK Land security head for 13 years to interview all this people and also all candidate will scan thru the police vetting which is part of the plan. Hope this clear you doubt on this.

  19. If the JMC wants to run this place, so be it but dont come out one day and say that you are doing for free and dont have sufficient time to do things fast.

    My opinion is to engage a company who is a professional and the JMC monitors it closely.

    This is a job for the professionals, just because H Butcher and BRawson did not do a good job does not mean there are no good companies out there. To say that the professionals have failed us so we dont trust them anymore is like saying the surgeon killed the patient so we dont trust doctors anymore.

    Please think thru this carefully, it is a full time job for the pprofessionals not a part time job for the JMC.

    the new RM will be running the job full time so i guess it will be much more efficient, and this so call professional consultant not only just suck out all our money and no job been done. Example YBR charge Park avenue for more then 400k service charges but we end up got nothing in return. Serious i don't see any progress been done by them which merit to command this astonishing fees

    As for JMC there will be helping out and monitor the progress so I can assume JMC is just like all other owner here but we delegate our time to help supervise our home only, as end of the day the RM will be implement all the policies and task define to the management office team to execute

    if you have a son and when to see doctor for operation and out of two times the surgeon have failed in their operation and result in some critical illness to your son. I believe you will not even want to see the doctor third time, but instead will change to see a "bomoh" or sensei instead.

    covering the Block A 'EYE SORE' area is considered critical and need immediate attention.It is the face of Park Avenue ma.Its the main entrance for god sake..Its the first impression...And I don't think JMC require money to cover it up coz JMC can just instruct the owner of the unit to do it....That one also need to discuss ka?...haiyo...Like others said, meeting after meeting but yet the progress is still...not fast....aka slowww....no offence indeed....

  26. I may suggest few things;
    1.Main entrance & access door in both block A & B -change to metal grill (of course with some fancy design).Durable lo...
    2.Aggressive collection plan for block C owner-i think they owe us the most!
    3.Remove the guard company immediately- wonder why JMB is being too nice to them,they have failed basically
    4.Landscape contractor- WHY want to change?...Under performing? Do JMB have the clear SOP on managing the landscape?...
    5.Cleaner- when to finalize the new contract?..Suggest JMB create own team of cleaners (in-house).

    Up to JMB to consider,This is just a suggestion.

    metal grill look like jail lah ... we look for quotation to change it for temper glass door still sourcing as the cost is almost up to 6k

    debtor aging with owner name already started to post as you can see it is almost 300k, block C owner will also be coming up

    security guard have been removed and there will be there till end of the month, we will have some new guard coming soon

    after meeting, we decided not to change landscape contractor lah,will maintain them and have the RM for more monitoring on their task

    cleaner also in-house? i don't see the cleaner lack of commitment in their job, maybe i miss out something you can highlighted to us.

    since we have a blog,then we can do 'poll' over here.It not difficult,just put in the blog and vote...and it will actually reflects the majority in Park Avenue.The poll will become the 'voice' of residents and will have some points in any decision making for Park Avenue...at least for any MAJOR decision..

    It is a bit sarcastic if you(Mr King Kong) think that residents will only listen and do not have a say to any decision..That is dictatorship kind of managing...Being JMC is not a ticket for you guys to decide freely and easily.JMC MUST also listen to the community.No doubt maybe all the JMC are educated people but JMC must also consider a friendly approach towards the residents....being rasionale is needed but sometimes u need to 'mixed' with residents and ask their opinion as well.Managing Park Avenue is not only about the 'physical' building facilities, JMC also need to manage the 'human' aspects surround Park Avenue....and being JMC doesn't mean that you can do whatever you 'think' is correct...MAJOR decision must be collective and reflects the majority....

    I will have to agreed to you own this, most decision is for the benefit of all the resident in PA,as everyone can see from the minute of meeting how many issue occurs every week and to decide all the action. That why I personally request those have some time to spare to get together for brain storming. I don't think so there is any dictatorship kind of managing occurs in here, we all are very open and try to make everything as transparent as possible, if all resident is to be recall this is the first time management office publish the collection for public to review. I think that is rare to see this is anywhere but I do prefer this way so everyone can monitor and review themself

    Some people do not have the chance to join the meeting, and some people do not like 'long' meeting.
    To be fair, polling as one of the elements in policy making or major decision making...In rasionale JMC will never can call 315 residents for any meeting, but in the internet age YES you can....

    one person one vote -same like other polling.
    Just upload it.I believe Park Avenue like to do 'new' thing.
    It will creates more transparency in the decision making.

    I believe each residents has their own view and JMC got to be fair to everybody.Eventhough most of us are not contributing directly,please bear in mind that we always aware on the happenings in Park Avenue (that is one of the contribution anyway).
    So, start being transparent prior to your decision by having a POLL.

    all the decision always run in poll during meeting as sometimes we cannot achieve everyone agreed. Maybe sometimes I just didn't stated in the minute of meeting but if this is an issue we will stated there the vote.

    I believe all decision is transparent previously no one knew what amount the office collected, how is the expenses occur until one time the Syabas water come and do the water clamping. Now we clearly stated everything at least everyone knew we're actually in sinking boat not a titanic ship

    you can always believe but the reality is not that.First you agreed with the POLL but then you disagreed....It sounds like you are 'Pak Lah' fan....or shall i say 'Flip Flop'...?
    Vote at the meeting?...but how many people?...200 people?...100? or 50?....if you say LESS than 10 people there to vote, well,it doesn't really reflects the majority thou....Thats why I am suggesting a 'POLL'...
    Or maybe you guys DO NOT dare to have a POLL and already comfortable with the so call 'majority' thats only reflects the minority of Park Avenue.......

    You always talk about POLL but don't you realized the difficulties of having all the owner to join any gathering or meeting organized by JMB? Back to basic, weekly meeting, it repeatedly similar faces turned up for the meeting. JMC did invited all to join, there we can vote for any disputed matters.

    Don't try to be HERO or try to trigger issues. You yourself i guess never join the meeting and never know what's goin on during the meeting.

    You talk about POLL in this blog, how many residen read this blog? I believe it's the same person reading this blog. Unless we can have 80% resident actively read this blog, then the poll would be fair enough. Anyhow why don't those who think resident voices thru polling damn important for all decision, join the meeting because it was made during the meeting.

    Mr. Anonymous, if you have better idea on how to do the poll, i strongly suggestt you join the meeting and we vote whether we go thru voting or not. You want vote then we do the voting. You blame everythings not right in blog but you don't dare to meet face to face during the meeting. Why? You have solution, i suppose JMC were happy to listen and do if its for P.A.

    Don't just talk but not giving any hand to help. Contribute your idea plus some help to ensure it become reality. Why don't you try do some polling for any resident whom not satisfied with current decision making. If you able to get 300 ++ residents / owners signature, i'll back you up. We use your method of polling for each decision making by JMB.

    I'm not against you but only curious it can happen or not. You lead the JMB if you care to. Perhaps you are smarter than any JMB members. As one of unit owner, i want somebody who really smart in ideas and also action.

    I never "flip flop" my word I think i do mention do run a poll in here for any future decision, those have been decide no point to look back.
    Yes the JMC meeting might be just 10 representative for the whole building but is good enough already to help out each other to decide on behalf on the whole resident JMB only have seven people without JMC together i don't think we can function and see thing to changes in park avenue now.

    Itu hali wa ala nampak mr wong miting sama JMC lalam lewan. wa ingat hali selasa.. lewan park eveniu tepi kolam...

    wa manyak helan, itu lewan talak jauh, wa lumah pun mole nampak itu lewan.. apapasat lu suma tamole luduk lalam satu lewan??? lu mincang sama sama?? itu lewan talak jauh... tulun dewan sama lif talak penat pun. talak sampe lima minit.. wa betut betut talak faham ini lesiden punya sikap.. lewan pak eveniu maaa, mukan lewan sekolah misti mau listas nyalan...tengok kili kanan..talak betut lintas kelita ala langga...

    Ini mr pilihanlaya lagi teluk..wa mintak tolong lia tulun sana lewan sikit pun talak mole... mintak tolong kelija misti tamole...

    Wa ingat lain miting, kasi mikin mr pilihanlaya punya lumah... senang lia mau angkat tangan.. talak pelu tulun tangga pigi lewan....

    Lu cakap ala butut. jilan jilan tak mo lawan ma. Kecik puna hat mau galo, musat punya hat wa lasa mole pelang lo.

    Lagi satu, taiko cakap ala butut, lewan talak jauh ma. Dali taiko punya luma memang ala nampak apa olang bikin. Kuntut punya bau boley sampei dali taiko lumah sampey itu lewan. Mr pilihanlaya punya lumah wa lasa musti mau angkat bot mali balu sampey lewan, iitu pasat lia tamole mali lewan.

    Incik ati panas, lu sabar ma. Nati wa taiko hantam legil punya olang sama paip. Lu jangan lisau.

    its just a simple POLL!..why you like to get the vote only in the meeting?..this issue also want to vote ka?..hahahahaha....
    No wonder la some people think it is a waste of time attending the weekly meeting....

    It is NOT that I want to trigger issues around here....It seem that something is not right as you have that kind of thought...OR maybe it is somehow right that theres something 'fishy' going on in Park Avenue...
    One thing obvious is the appointment of the panel lawyers.....It is totally a CONFLICT OF INTEREST....
    I may strongly suggest all JMC (committee) CANNOT do any kind of business/dealing with Park Avenue...It is beyond Good Practice and it is WRONG....

    Perhaps if JMC is transparent enough (as what u always said)...If you dare,Table out the list of contractors that have done any jobs in Park Avenue?...all supply jobs as well..For the past 3 months..Lets see who is 'who' is supplying to Park Avenue.....

    I have no issue in table out all the list of contractor and even their payment into the notice board because I have nothing to hide on this. If we are not transparent then is no point we publish out all the summary collection and detail of each meeting to be view by resident.Please look into the collection summary publish last month and you can see we are not making any improvement and barely can survive if contractor payment didn't defer.

    Maybe you can elaborate more on this "fishy" issue in here, as I knew after working in JMB i have gain nothing but more task and issue in my shoulder without any benefit. the panel lawyer I don't see any conflict of interest at all, first of all the notice for applicant been post out long time ago and there is only one legal firm submitted their proposal to us and in the meeting we have bring out the issue for vote and the person involve is nothing in the voting poll at all.

    Lastly by profession I'm running IT company does it mean I cannot sit in the JMB as well because I knew everything about computer and system (I might able to hack in into the maintenance system and change my maintenance bill to -ve)? we're all here to contribute to the well fare of the building but is not to take profit if you talk about profit i believe all JMC member have better source of income then look into this sinking boat account, it is already in red for many many month.

    You are the whom always talk about voting and polling. So why don't we do your way. Vote in meeting whetjer all issue need to be voted in blog or not. You prefer polling right? Then we do the poll.

    Wasting time attend JMB meeting? Hmmm I guess you waste your time by complaining without doing anything. In my previous comment, I strongly suggest you attend the meeting and find out yourself wasting time or not. Don't simply believed your ear without clearly look with your eye.

    You can also personally meet with JMB member and sort out your fishy things. What seems to be fishy for you? List down and get explanation from them. You want to clean the fishy, go and wash the things out. I'll support you my friend. But if you can't prove anything. Please shut up. Nothing you can contribute to improve P.A without action. Everybody can talk, but I don't like to see someone barking.
