Financial Statement from Medan Prestasi

Dear Resident,
After so many years of waiting finally we get to see the financial statement release to us from the developer, I have browse through it and be frank i not a damn auditor just look at it also don't understand the figure come from where, well for those whom is expert in auditing the account or have previously experience to do so, please go through it and feed everyone with your knowledge. There will be another one from YBR for last year account as well , will posted to everyone soon.

Please download the file from this link it consist the scan file for financial statement 2005 to 2007, By the way it is using free services so please wait for a while went download the file.

That all for the update for time being will update to everyone again soon

    It does not matter if you do not understand financial statements. Few thigs you need to ask Medan Prestasi:

    1. for the yrs in questions, did they pay their share of management fees?

    2. funds utilised from the managements fees/sinking funds need to be justified (need to ensure the developer did not use our monies to carry out defect liability works);

    3. all late payment by developer should also be subject to late payment fees? (NB. I am paying all the fees but for one period during Henry Butcher time, I was late a few weeks and had to pay late payment fees. I hope the developer will do as well, no exemption.)

    4. All previous management has to account for their actions or lack thereof; why did they not do anything to collect all the fees? Were any actins taken?

    there might have the right to use the sinking fund for repair purpose, if not mistaken that act is not clearly stated on this issue

  3. Hi TL WOng

    Surely not during defect liability period. For example, if you buy a house not under strata title, the developer uses own funds to make necessary repairs during defect liability period. Using our own money to repair defects during this period is cheating. If that is allowed, it is rediculous. Why shoud you and I use our money to repair lousy work by the developer?

    Could you please check the facts on this issue.

    Is the commercial area still dead as before or "deader"?

    If no progress, may I suggest we shut it down so we do not waste anymore money on it. Firstly, we do not get the owners to pay good money after bad and we do not waste limited resources there.

    We are in the midst of finalizing the debtor account & the new system, the reported status will be by next week hopefully we can paste out the debtor list for all owner to confirm, after that we will issue the LOD for the oustanding debt, just wait a while and for now we still don't get any consultation from the CA Lim, going to issue show cause letter to them within this few days. as already one month plus but there no result from them.

    defect liability as i see from the building act it do have mention there can use the fund for repair, i can't recall the act number but the gov didn't stated clearly on this, even so based on the account there provide we have no detail information how much the sinking fund been use or not .

  7. 1. Sinking fund for repairs is ok but NEVER during defect liability period. During this period the developer has to foot the bill.

    2. Running this place is a full time job. Does the JMC have the time to run this place? If not pls engage a new property management company.

    3. The RM has been with BR for a few yrs, He should have the debtors list ready upon demand. If he does not then he should not be there.

    4. Those of us in business knows that the debtors list is every ready for the bosses to check. If we dont have one, all previous personnel should be sacked. Why do we keep staff who dont even know how important this debttors list is?

    JMC, Please rethink your strategy. Stop passing the buck to Lim. If Lim does not write to you does it mean nothing happens? Surely not. After one month, we have yet to chase for the money owing. I dont believe you guys got the time to do this job properly. If it is my business and if it is your personal business, you will have debt collectors calling on your debtors by now. Please reconsider your approach. It will be doomed to failure.

    the previous data all is done by the consulting company account department sad to said all the staff or RM don't have the information with them until upon request from the account department. Anyway the staff already key in the data & updated the information to the new system & next week Tuesday debtor list will be post up and if no adjustment then letter of demand will be start to issue.

    regarding the property management, we working on it again for option as current;y it doesn't work as per expectation

    With due respect to the RM, he has been here for the last few years. You mean to say during that time, he had not requested for the debtors list to follow up on!!! He is the RM so is it not his job then to follow up on non payment and to take the necessary action?

    What is the role of a RM anyway?

    NOt fair to put all the blame to RM/Staff only. Pls look into our accounting system. The system is still not stable enough. Hope the program will be upgraded by this week.

    Make sure you are able to join the next tuesday meeting to discuss about the debtor ageing.

  12. If we cant have a propery accounting system, I think the JMC has no right to collect anything. Unless and until you are able to account for it professionally, stop collection.

    I fully understand the time constrain and time demanded for managing a property and more so for a place like P Ave. It is not even starting from ground zero but a sub basement standard. To manage this place, i seriously think a lot of time is required and if the JMC thinks this is beyond their time availability, then please reconsider appointing another company to run it with the JMC monitoring it closely.

    This suggestion is not meant to hit on anyone but to ask all to consider their own time availibility.

  14. btw the collection is stated in all our s&p not that we have any right to it, anyway the accounting system have been up already, by this week everyone should see their outstanding amount posted in the notice board and the latest new is we decide not to proceed with our CA Lim consultant company and Mr Norman will be officially out from park avenue stated on monday.

  15. I may need to strongly comment about the JMC decision to publish the residents outstanding maintenance fees over the notice board...

    I guess most residents are not so happy about it...The notice is actually a bit harsh as it is clearly stated the 'debt amount' and the 'full name' of the owner....Its kind of humiliation anyway...
    I guess most residents delay their payment as an act of dissatisfactions over the situation that occurred in Park Avenue...lousy Guard...lousy cleaners.....lousy swiming pool...lousy gym.lousy access card..and soo many lousy things.....

    By displaying the 'debt' publicly...It will creates another dissatisfaction and i wonder why JMC, after too many meetings and meetings,overlook this actions....Its the job of the Residents Manager to ensure the collection...

    The decision to display the outstanding over the notice board was irrelevant and unfriendly...
    There are so many other ways to collect the outstanding....
    I suggest JMC to 'redo' this action and i am sure residents will pay if the correct way is implemented.

    this decision come in after long dispute of maintenance fees, which can be back dated to few years, if everyone can recall notice & unit number have been notified individually but yet there is no action been taken, errant owner just ignore what ever the office have requested.

    In term of lousy services I do have to agreed to it, which is why the management office is making improvement to all the service, by the extend of hiring in-house. However in regard to this as it is stated in the S&P of the owner that there is required the owner to service there maintenance fees.

    End of the day this decision is the most drastic measurement but I have to said will be the best for Park Avenue as well, please look at the total outstanding and decide yourself, how you able to run the building efficiently when every month collection is negative values.

  17. I still disagree to display publicly the 'outstanding'...Is JMC very sure the outstanding amount is correct?...If not then, JMC also need to be prepare as the owner actually can sue you guys at the court.
    MUST remember, JMC can sue and also can be sued...
    I still vote that JMC to remove the 'outstanding' notice and ask the RM to do the collection job.Its more professional I guess.

    Lets vote- as voting is democracy.....

    the amount is collect as at stated in there and we will not publish such item if the information is in correct.
    I believe all the JMB understand the risk of been sue, however this is not something which come out overnight it have been implement in a lot of area in klang valley where there have the extend of blocking the access card. what the management office do in here is consider very soft approach already.

  20. It seem that JMC will never consider people's view and this blog is for them to show what they have done..a bit arrogant...or eager for power...not to hear any opinion i guess.
    So let it be until one day the residents will fed up and will not cooperate.
    JMC will actually malfunction if no cooperation from residents.
    Before that happen, I guess JMC need a change in attitude and listen more.
    **We only hear from Mr Wong...how about the other JMC member? Do they have the same mind?..

    this blog purposed to update all resident on the building status, as you can see alot of resident in here are working and will not knew what happening, so we take up this opportunity to update all the resident.Even myself previously never bother to knew about the building issue just pay up every month so this is a good medium for everyone.

    In term of the list I don't think JMC is arrogant or power crazy people, end of the day we only have one goal is to maintenance our building only. In term of your suggestion will do listen but we have vote as well in JMC does the action worth to do it or not, it wasn't based solely one person decision
