Letter Final Reminder to MKLAND - Audited Account

Dear Resident,
As MK still fail to sent us any audited account until today, the management office already sent in the reminder to them and their respond is will be sent over within two days, just wait and see what is the result in another few days

    why the reminder come from CA Lim?...I thought it should come from the JMC...??..

  2. on behave of JMB, ya i knew another reminder but we also have to be in probe channel and black and white to them right, at least if any argument we do provide some supporting document to the COB to protect our later action. Anyway there do feedback to forwarded the audited account by tomorrow, let see tomorrow there will come out with another reason or not.

    for legal matter

    3 reminder is good enough ( in legal manner i suppose )
    then we have to go through the alternative way

  5. I heard JMC paid certain amount to MK for the audited account? If the answer is YES, can we know how much and why we need to pay MK for something they should provide us long before?
    Is the payment released? If YES, why we instantly pay them? They have delayed their debt with P.A for a very long time. Why don't we pay our service contractor?
    I demand someone to explain this. Smell fishy things among JMC's, RM, MK Land and specific new service contractor.

    I strongly advice you to joint the subcommittee meeting on every tuesday night. You can get clear picture on all issues. They are open to discuss anything.

    I propose the moderator/JMC to explain the fishy/farty smell only for those who have time to attend the meeting.

    Quetion - What can I get if I join the meeting? Listen to the fairy tale story? You might open to discuss anything but end up with sole decision maker.
    It's been a year plus since JMB formed in P.A but yet to see any improvement.

    Wargh... you are still far away from the fart smell. Pls go nearer !

    FYI, 2nd JMB was formed on last April 27th, 2009, lead by existing chairman with other new committee. Most of them are very aggresive. They are having their meeting almost every week (subcommittee meeting) even more than that at outside place.

    Answer : You can get nothing by joining the meeting except headache & tea donated by one of them at his own cost.

    Fairy tales story? pls go & joint them then only you what kind of cinderella story that they are talking.

    There, they are open to discuss any idea which end up with voting, it is Democracy. Even the chairman himself do not have any veto power!!

    Improvemet : are stay outside of PAC? dont you see the pool at night, the access card, etc. Can we call that improvement?

    Pls think twice before you raise up any issue. It really hurt those who give their effort for FREE.

    If you have ideas pls go & joint the commitee. They need you!

    First - Fart smell not good. None will go nearer unless he is dumb.

    Second - We are talking about JMB not 1st JMB or 2nd JMB. Since last year now it's already 1 year plus. Good to hear new JMC aggresively works toward improvement for PAC. I wish it will be a continuous action.

    Weekly meeting will not remedy the problem without action to all adopted matters decided in the meeting. Without tight monitoring, all action become weaker and weaker. People can talk, people can scream and people can throw ideas. Consider the action rather than words.

    Third - To go meeting for headache. Sorry man. Hell no. Tea ? Sorry I take coffee.

    Fourth - Cinderella story? I prefer Sleeping Beauty. LOL . We are not kids for the fairy tale. Bedtime stories and nursety rhymes are for kids. We need facts.

    Fifth - If the democracy applied in the meeting, I'm a happy man to hear that. Congratulations. You are truly Malaysian. I'm hoping the democracy will always be there. Whatever decision voted must remain as it is. No second thoughts please. Hopefully all the hired service contractors or anything related to PAC will go through this voting procedure. We talk about democracy we fully follow democracy. We talk about transparent, we have to be transparent.

    Sixth - Wahh .. I didn't know our pool side had gone through a massive improvement. I'm gonna miss a floating pool lamp and psssttt so now no naked swimming already. Pool side back to normal .... :( huhuhuhuhuhu Access card all OK?? Good good. Now outsiders won't easily access to PAC. Opppsss previous post touched about access door broken. What happen? Who is the culprit? No issue right? The door repaired and the culprit free to go.
    Hmm should replaced with thicker glass. New replaced glass is the standard glass or what? Workmanship how? Good or not?

    Seventh - I owe my oppolgy to all JMC if I hurts you guys. I'm a human so does you guys. We are not perfect. Don't take this comment seriously should you don't want to. It's just a comment and not a sin if you just ignore mine. Anyway .. this is world without boundry. Everybody free to say anything especially through internet. Even I'm not PAC resident I still can't throw my opinion. Or else you limited the access strictly to PAC resident only. LOL..

  10. I suggest the SM Nasir panel lawyer to press over MKLand to pay all their outstanding including this year's maintenance fees that they owe us....Let the lawyer panel do his job....

    Question : Why JMB is a bit too soft with MKLand?....Don't hear what Mr Danial Keat promises....Do not give face....Ask them to pay!!!

  11. It is unfair to issue LOD to residents with 2k debts compare to MK Land with more than 200k debts. Resident may only owe for the past 1 year but MK owe p.a since day 1.

    I hope panel lawyer can do something about this. Don't just listen to MK promise cause it is the same promise for years. Do something and hope ot will elevate their thinking of responsibilty to pay whatever debt to p.a. If they do promise again, come out with black and white. This is where we need panel lawyer advice.

    Panel lawyer can also find out a way to penalise under performace contractors. We might owe them money but professionally they must provide good service no matter how bad is our payment. Should they can't stand, they can self terminate the service.

    On JMB end, I suggest SOP to release payment must be there. Don't release any payment to under performance contractors or low quality contractors.

    JMB is running resident money. In return resident want to see it's use for good.

    MK Land has been given ample time to settle their debt!!!...They are basically the real culprit!
    So,JMC got to instruct our LAWYER to send a LOD to them...do not delay this action...
    emmmm...unless MK Land already 'kawtim' with our panel lawyer....

    I don,t know why since Hendry B, YBR, BR & JMB Developer get special treatment from PA Management?

    Can I? If can how do I do this? Do I need to discuss with RM or JMB chairman?

  18. refer to the notis letter that dated march 2010.
    i need some explanation regarding this letter of complain from the residence. as i'm reading this letter i felt treaten and unsafe.

    may i know what i've done wrong just to clean my balcony? why was i being scolded with vulgar language?
    i did appologised to the so call neighbour below my unit when he started to finger point and shouted at me. why Uncivilized and keep scolding in such an offensive language? my balcony was so dirty as cigratte buds, burn papers, and flower petals drop onto it? can't i wash it?
    why was i issued with notice letter with this untrue Accusation??
    and the worst i was given 3 days to do something!!!! what the hack you want me to do???????
    as per your attachment, you've highlighted the house rules 7.0 - PROPER CONDUCT - 7.1 Personal Conduct - i need an explanation on this !! what you mean by the occupier shall at all times conduct himself in a manner which will not cause offence or annoyance to other occupiers - i'm so annoyed now!!.
