Park Avenue Sub Commitee Meeting

Dear all resident,
there will be a weekly meeting between JMB and the sub committee unit to discuss the issue on the building at Poolside 9.30 pm 16/06/2009, all member or non-member is encourage to join us for this discussion session.
As usual there will be issue need to highlighted during the meeting and also for all the committee to meet up with our new appointed resident manager, hopefully there will be some presentation and briefing from the new manager "how's to" tackle all the existing problem and also all the future maintenance plan.

  5. Hi Kirana,
    I think the progress and measurement can be judge by all the resident themself, well i do agreed there is still a lot of issue still need to solve but at least now all resident is not keep in the dark on what happen and how the park avenue been run now, everyone can have their voice heard and action been done.
    Well at least there is changes after all this time if we don't improve another one years time park avenue will become no values at all.

    Polis hari ini mengesahkan telah menerima laporan berhubung dakwaan empat murid di sebuah sekolah rendah di Bintulu yang dipaksa melakukan oral seks selain diambil gambar lucah oleh seorang guru lelaki berusia 24 tahun di sekolah terbabit.

    Timbalan Pesuruhjaya Polis Sarawak, Datuk Hamza Taib berkata, polis sudah merekodkan kenyataan daripada guru terbabit dan murid terbabit sudah dibawa menjalani pemeriksaan perubatan.

    Polis masih menyiasat kes itu dan belum ada sebarang tangkap dibuat setakat ini, katanya, lapor Bernama

    "Guru terbabit masih menjalankan tugas seperti biasa...kita hanya akan

    melaksanakan tangkapan selepas mendapat arahan daripada timbalan pendakwaraya," katanya.

    Laporan sebuah akhbar berbahasa Inggeris setempat hari ini menyebut kejadian itu didakwa berlaku antara 14 Mei dan 15 Mei lalu, membabitkan murid Tahun Dua dan Tahun Empat.

    Guru Besar dan warden sekolah terbabit difahamkan membuat laporan mengenai kejadian itu di Ibu Pejabat Polis Daerah Bintulu, semalam.

  11. well everyone is busy i don't blame anyone whom can't commit, as the actual fact our career and family is the most important thing, even myself have to allocate time for all this. In here i just plea those resident which have some free time to spend might consider to provide some helping hand. End of the days everything is done for our home also

    my idea is that those who can't commit, please look, watch and see ONLY and please stop mumbling, it is unfair to condemn people who is working voluntarily and at the same time u re doing nothing voluntarily...if you want to give comment/suggestion (but not mumbling), u re welcome but dont undermine other owners/residents to work.

    those who can commit, i really appreciate with your commitment and afford, but at the same time to hear the grassroot is a major goal and this has been transpired to the invitation among residents to join the weekly meeting held by the jmc...

    its unfair to 'passing the buck' to the residents.Door MUST be durable as it require to be open and close few hundreds times everyday.Maybe the door 'closer' is not of a good quality (cheap).If thats the case,residents shouldn't get the blame.The quality is the culprit.and Its not the issue of poor handling!...Try not to put all the blame on residents...we residents not as what u expect...we do care about Park Avenue facilities as well....

    PS: Residents can also blame JMC for not selecting the right security company...or is that considered as one of example of poor handling?

    I don't think is just mainly on resident also, but we do have report from guard and we also saw from our own eyes, where resident didn't bring access card there just try to pull out the door.

Lu punya mak, hali hali telefon tanya sama lu... ini hujung minggu, wa ala ingat mau balik kampung, jumpa sama pak... lu latang sini jaga wa punya ikan mole ka??? musti mau latang cepat angkat eses kad.. nati lu tamole masuk oo.... itu pintu busat pun sula liper.

  23. Aiseyman.. Lu talak patut aa a kong. Talak guna punya abang.. Lu suka suka balik kampung jumpa kita punya palen lu suloh wa jaga lu punya ikan.. Tala patut, tala patut.. Wa pun lindu sama amak and apak.. Wa telepon sulah masuk air.. Tala moleh cal klua masuk pun sula tak moleh.. Wa kelija talak tetap ma.. Lu ala kontlek paip lu talak kasi sher sama wa. Adik beladik pun mau kila.

  29. Well i still will prefer the freedom of text and speech in internet, end of the day i don't feel it is vulgar and offensive to anyone in term of writing. Even if "King Kong" family change the writing into proper wording but the contain and meaning will be still pointed to the heart of everyone will it be filter of? i guess it is not fair just because someone can't type proper english then we have filter them of.

    Bukan nak jadi kurang ajar, tapi gaya berbahasa saudara memang kurang ajar
    Kalau ada perkara serius yg hendak dibincangkan, sila gunakan bahasa yg semua orang boleh paham
    Dan sebagai orang yg bukan duduk di Park Avenue, saya sebagai salah seorang penghuni, meminta jasa baik anda supaya tidak masuk campur hal ehwal rumah tangga kami
    Kami juga punya mata dan telinga kami sendiri. Tak perlu orang yang separuh akal untuk menjaga tepi kain orang.

    Sebetulnya saya tidak mengenali seorangpun dari kalangan pengunjung blog ini tetapi saya percaya hanya residen yang dekat atau berminat dengan JMB/Park Avenue sahaja mengunjunginya.

    Sila berfikir dalam keadaan tenang, siapakah Anonymous, Mr Kong, Mr King Kong, Kim, Kirana dll. Mereka mengetahui banyak perkara berkenaan Park Avenue. Adakah saudara percaya setiap butir maklumat yang diberikan???? Mr King Kong umpamanya, adakah betul beliau seorang berbangsa cina dan tinggal diluar PAC?? Mr Kong, betulkah beliau mempunyai pajero seperti yang dihebahkan.

    Saya cadangkan, saudara tidak perlu mempercayai apa maklumat sebenar Mr Kong dan adiknya sebaliknya percayalah apa yang diperkatakan tentang park avenue. Kebanyakan isu adalah BENAR berlaku di tempat kita.

    Berfikirlah dengan menggunakan otak yang bijak. Di dalam blog,seseorang itu tidak akan mendedahkan identiti beliau yang sebenar jika ia ingin memarahi penduduk lain. Pada pendapat saya, Mr Kong & family mempunyai akal yang lebih kerana sentiasa berusaha menasihati saudara dan jiran jiran yang lain dengan menggunakan pelbagai kaedah, pelbagai cara.

    Kepada pengunjung yang lain,

    Saya bersimpati dengan Mr Kong yang dianggap sebagai penipu. Saya sendiri mengakui cerita cerita beliau adalah benar cuma saudara dan segelintirnya sahaja yang masih menutup pintu hati tidak dapat menerima apa yang cuba diberitahu.

    Saya juga bersimpati dengan JMC yang berusaha untuk memulihkan keadaan PAC tetapi malangnya tidak mendapat sokongan penuh penduduk lain. Saya percaya saudara wong sendiri mempunyai kerja tetap bergaji lumayan, bahkan beliau masih sanggup menjadi JMC membantu PAC tanpa sebarang ganjaran, malah banyak yang mempertikai usaha JMC.

    Maklumat yang saya ketahui semasa AGM, hanya owner yang tidak mempunyai tunggakan sahaja yang layak menyertai JMC. JMC mempunyai kuasa yang dilantik oleh owner ini untuk menerajui PAC. walaubagaimanapun, JMC masih memberi peluang dan menjemput penduduk (owner/tenant) Park Avenue yang lain datang membantu (pada setiap selasa). Melalui rekod kehadiran yang dibekalkan oleh saudara wong, hanya 10 penduduk sahaja yang hadir. Yang lainnya hanya tahu mengkritik dan komplen. Adakah anda rasa ini sesuatu yang betul????

    Nasihat saya, bantulah mereka yang membantu anda...........ribuan terima kasih buat JMC dan rakan2 yang berusaha............IsyaAllah, suatu hari, saya akan bersama anda semua....

    it is a good debate and good to have everyone feedback at least now we knew the resident feedback. It is sad sometimes when we have more then 300 unit of resident around here but only 10 or less people come to join us. Actually just spend one hour with everyone for a day doesn't really take us a lot of time just matter of arranging and scheduling your time.

    Even maybe on weekend saturday or sunday also can be a suitable time to meet up each other, just for chit chat or a game of ping pong and carom at least this the time resident can feedback their issue, when normal day everyone might be too busy

    this is reality of living in a condo.You should understand this before u become JMC.
    Why not JMC take the inisiative to organise an activity in Park Avenue...perhaps an afternoon tea...but until now, where is the activity?
    At least the event is to introduce JMC's new RM...The new RM need to meet up and know people....not just sitting at the office lo....

Wa memang tala sekolah, tapi tala sekolah tala makna wa talak akal maa.. Wa ingat mau melajuk, tala mau mali wa taiko punya lumah lagi. tala apa, nanti suatu hali yang indah, wa cali luit wa pinlah luluk pak aveniu, wa tolong jmc bikin kelija..     If the guard saw the resident breaking the door because he did not have the access card, did the same guard take any action? Did he follow the person and identify which unit he belong to? That unit should be penalised.

    It has been a long time now. Has any action been taken on the errant owners? Those who did not pay their maintenance fees?

    the list of outstanding amount have been publish out, after 14 days if no changes to the amount all those errant will be sent letter of demand from our panel lawyer.

    regarding the security we decide to stop their service and all this fault will be penalized against them to deduct their monthly amount.By 1/7/09 we will have our in-house security guard with better control.As previously no matter how we talk to their management there no improvement.

  41. its not funny at all...after having 2 million plus of bad debt, I think, JMC should come out with legal action. The task of legal company is to do letter of demand as well as collection which will be bare by owners.

    Earlier stage, the mangement has put notice at the notice board... where are you at that time? why dont you joint the tender? why dont you get you uncle legal company to joint us for your benefit??? why ? you dont have any friend involve with legal? hahahhaaaaa

    Collection is most important thing in business. Wth out income, you cannot survive. I personally agreed with JMC terms for collection. Just ignore this Mr Laugh. He always like that - laugh for nothing or may be he laugh to cover his scare toward bad debt.. may be..

    legal panel is appointed and it is necessary to have them to draft the letter of demand, this is processional services same case like you go to doctor you still need to pay for the medication in regard you are a family or friend. This applicable to the legal panel as well and their charges will be posted up for everyone to review once letter of demand come out.

    If after this round of charges all resident is not satisfied and can have a better pricing then i believe JMB will be more then happily to adopt another panel lawyer, as you can understand here panel work on case by case basic only.

    You can laugh but your responsibility is to pay your debt. Good move by JMB to come out with legal action. Now all residents realized how serious JMB are. Anyhow, all the debts must be collected. To run P.A without money, you'll see no improvement.

    Don't query for panel lawyer appointed. It was previously published for more than 2 weeks before JMB appointed this firm.

    To appoint a panel laywer is OK....but to appoint a panel lawyer who also sit as JMB chairman is NOT OK....The issue is whether JMB take the eright ffort to find the legal company..just paste your tender in the notice board doesn't show that you have put the best effort...still the issue 'CONFLICT OF INTEREST' remain......

    Btw, please enlighten me on this "conflict of interest issue" maybe I might not knew how to run a business and prior to that I would like all resident to feedback us with more info in detail as I'm not a businessman.

    I believe JMC has nothing to hide and they do their work voluntarily...
    I suggest JMC to declare all these and there will be no issues on transparency.

  57. sure I will get the information and publish it out for the price if i not mistaken barrier gate is 1.8k per service , whenever the gate spoil and the UBS Property management system is about 2k, the price is higher then the normal UBS Accouting.

    Supplier for barrier gate is the original one we using since YBR time, the property system is we get En Azlan to source for supplier.

    So does this information good enough or you need more sure I will get the supplier and contractor detail, but does it prove anything wrong here ? i serious wondering what misuse of fund you are talking about

Seriously i will not doubt people commitment when there have volunteer to help out but if really someone have abuse there assign responsibilities I will investigate it as I said this is not a profit making place is a contribution.     I can't confirm the payment on the system, however I need to highlight the important of the system when YBR move out we have no system to generate invoice, aging or keep track of owner billing. Therefore the system purchase come into one of the priority and even with the system coming in, have you ever wonder how does the previous data going to migrate over ? , well this is one of the services the UBS Property Management supplier is providing the data conversion as well.

    i m not happy listening all the issues particularly on the issue of payments to third party.

    Again we reiterate that any release of payment to third party is made in a strict compliance of standard procedures in making payment which is adopted and implemented in accordance with burgess rawson time inter alia any payment shall be approved by resident manager, account assistant, chairman, secretary/treasurer and it must be supported with adequate and sufficient documents and must have the payment voucher etc.

    Further, we put our notice here that any payment is made in conjunction with approved minutes in our weekly meeting (majority decision) (you also are invited to come) and as such this matter is not an issue and as such cannot be prolonged until and unless you can prove otherwise.

    We jmc can accept any comment because we have been appointed during the annual general meeting by the owners to act on their behalf in managing and maintainning the building pursuant to Act 663 and of course this is a "AMANAH" and that, to show our transperancy we have aggreed to open the blog for the owenr to give suggestion to improve us but please do it professionally and should you find any problems/sensitive issues, you have to appear professionally and complaint the same in writing to us and/or the management (please meet our resident manager)so that we can take the necessary action.

    at least by now we, jmc and you also as the owner/resident know where the money goes compared to Burgess Rawson and Henry Butcher time which we know nothing about the same until we received the audited account (you as the owner are advised to get the audited account from the management office for inspection and comment).

    in view of the above, we have decided to adopt a new system ie to require jmc other than chaiman, secretary and treasurer to approve the payment voucher before the cheque is issued to any third party.

    It is sufficient now for the time being, please dont hesitate to contact us for any suggestion.

    I don't believe we have this so call preferable supplier but instead it is more on urgency pertaining the matter as to said so those item we process first is necessary need, given example without the system owner will not able to check there updated info and so on. In term of payment I guess we didn't nego on the payment term during that time as the system is top priority implementation. Instead now we do request term from our supplier, some can be term some cannot it is not all supplier dealing with term.

    The transaction is we approve during the first month of new JMC, as pushing the office setup En Azlan is the one come up with a supplier to fix up the air cond, as at now one of the air cond is spoil, the RM will check with the contractor again on the warranty period. However this will be slim as all the aircond is old one. So far not able to meet the contractor yet to clearified the detail on the services fees, will inform RM to check again on the detail

    Yeah,truly agree with you.At least the contractors should have responsible for that.Sometimes in business there are losses that you have to absorb...I guess the air-cond contractor should absorb that as part of the business losses.
    and lastly I guess, JMC should deal directly with the actual contractor, NO MORE dealing with a middleman like En Azlan.By the way, to whom JMC paid the cheque?....If to En Azlan & co..then he should deal with the actual contractor...thats is how the business flow i guess?....

    i m one of the p a owner and i knew mr azlan coz he did recently repair my unit successfully since last 2 years defect happened, well done mr azlan.

    how do you know he is a 'middleman'or a person having different agenda in jmb?, how do you get this info?..what if your statement is not true, does it can cause tension among the owners? or is merely allegation which at the end of the day can cause a defamation to him..mr wong, please look into this consequence, i dont want this blog to be used as allegation or defamation to any people including me..

    I beleive if mr azlan read this blog, he will frustrate.. what happen if your name is disclosed badly? answer yourself...

    as far as im concerned, he is a contractor having his own bussiness enterprise and has proven repairing several defect units in park avenue requested by the developer and the owner as well , i m happy at least one of the owner is a contractor, so that i dont have to call any outsider to repair my unit again. he also charged me with reasonable price.

    please investigate or ask mr azlan first before putting any blame to him or the rest of people.

    i m not defending himself, but please be fair to him unless YOU CAN PROVE OTHERWISE. Eventhough you prove otherwise, the blog is not a channel to judge him..let the management to decide after you put proper report/complaint to the management.

    to mr wong, i beleive you are the one in jmb representing them in this blog. you can contact mr azlan or any related person to confirm about any allegation made...so please dont answer if you yourself are not certained.

    Maybe Mr Owner Block B is happy...BUT its an OPEN country in Malaysia, so everybody can happy and also can be unhappy..If you are happy but 10 more people are not happy, can we assume that for average people is UNHAPPY....Its a simple mathematics anyway....everybody will understand that....

  94. Just be open for discussion , I think all people knew how to judge and decide on all issue. If this time the job awarded is not right and losses occur, we will improve from that and beware on all minor issue

    Losses occured but make the contractors responsible as well.If we don't pay them,then its OK.But,its their courtesy as well if we have paid all to them.
    Do we have any outstanding with the said contractor?...They should appreciates us as we pay in full (not like other contractor that we have delayed payments)..

    1) Tolong publish on this blog,The Quotation on that a/c project...

    2)Again...IF any other Quotation figting for that job....(what JMB requirement..# quotation Right?)

    3)Then...PO for that job....Whose responsible for that project will be appeared....It's true.

    4)Where is the Delivery order and what is Term of Payment....Whose cheking this A/c unit that time....

    5) Last but not leas...please publish the Payment voucher for this particular project.....Baaaab then we know what is right and who is wrong.....am i wright?

    kita kan ada annual general meeting tiap2 tahun, time tu lah ko pergi tengok annual repot jmb dan study.., lepas tu kalau ko tak puas hati ko tanyalah sama jmc masa meeting tu......

I would suggest you download the form and make a formal complain and sent in to the management office so he can explain in detail to you,for the blog I don't feel the important pf publishing the every single detail you have written there, as those are not informative to all park avenue owner. This blog is more on useful information to share among us is not
