Management Office & Security team

Finally our own in-house security team been establish, i believe with this new team our security and in house rules can be straighten up. As now under the security head En. Ishak with vast experience from previous years of employment with MK Security I hope he can bring up the Park Avenue status as a well manage and secure place for all resident. No more hanky panky guard whom sleep at their job or have friend sitting around in the guard post. I sincerely hope this will be the turning point to our place, everyone will be more proud of park avenue.
En. Ishak and his security team, take note both En Ishak & his trusted assistant be in black uniform same with management office team and the other is on the standard orange & white combination.

this is the team whom will be help us to guard this area hopefully all resident can give them our support to the new team.

The whole management team with our Park Avenue JMB chairman, secretary & treasurer, there all the people whom have running out place to keep and maintain all our daily operation in park avenue, hopefully we can provide our support as resident and owner in Park Avenue to the management team. As I knew there are facing alot of obstacle in their daily task, with all the issue surrounding our place here. Running the operation in this place is not easy task even more difficult then running owm company exspecially when you have so many stake holder in just one place.

    Congrats to Park Avenue!!!
    Good but its still early to rate their performance.

    Last 2 days I saw one guard sleeping in Block A.That was at around 4am.(maybe coz it was cold and after raining that time)...My handphone has NO battery that time, so i missed to snap a photo on him..

    Hope Pak Sahak can do more routine spot-check on them.

  6. I can still see cars park at the road side before entrance to gate A and also cars/lorry park at the down hill. I'm sure u can see from your management office.

    Why the guard do not warn them immediately not to park there. Must be firm and serious..

    Kalau i kat tempat u... i akan kejutkan guard tu (horn)tu...(sebelum tu ambil gambar dulu la..) Please Mr Anonymous... next time do it this way... Tak semua Resident berkesempatan balik pukul 4 pagi. Tidur not the small issue, apalagi melibatkan security... We are pay them to still Awake...am i corret?...By the way tanye sikit... u pegi mana 4 pagi baru balik... "kerja ke?" keh...keh (joking Bro...)

    Soli la mr wong, wa manyak bizi... ala plojek balu angkat sama muyitin...

    In addition, any complaint or report shall be made in writing (the relevant complaint form is available in the management office).

    If it is done, this will enable us to take necessary action on the complaint.

    why la you always want to be bureaucratics and makes it so difficult to say something that is not right.
    I guess this blog is just good enough to handle those sort of general complaints.

    Park Avenue is just so small and you still want to enforce unnecessary things.
    Do we need to lodge an official complaints if we see the staff is not friendly or etc?....If it is relates to facilities then yes it has to go to necessary channel(official complaints)..but if it involves behaviour,then how?....
    Sometimes too much bureaucracy will lead to nowhere....

    Rule is only a guidance.Even JMC also sometimes break the rules.This is merely common sense.

    Do I have to lodge an official complaint if I found out that JMC shared some of the contracts within JMC's members...perhaps wiring contaractors for JMC office can answer that...

  37. I can see so far got improvement. one thing I want to highlight few things
    1) can we ask to switch off some of the light during day time at common area? that will save our cost. last time they use to switch off half of the common area lighting during day time, now the common area light which infront of our condo are all switch on 24 hours.

    2) There are many spiders at car part area, are we still engage any pest control company?

    3) The roof top which connected from car park to our condos almost "gone". Some even at a very danger position going to drop down. I wonder one day if someone kena roof top which fall down and cut the head. what is going to happen. Especially kids like to run and play at that area.

    Regarding guards sleep at night, as a person who works as night as well, even though being paid and such, having a mengantuk moment is inevitable. Just suggest to them ways to reduce this. Or the person yg ternampak tu, belikan la kopi for them.hehehe

    Regarding the insanity of the non-owner and sometimes owner, i just wonder if they do teach their kids the same way of talking. Ingatlah, budi bahasa budaya kita..

  45. may i suggest our JMB to allow the resident to log their comment/complaint on maintenance on the web/email coz some of us are working late and not able to visit the management office even for making payment. At least it is convenient for us to track our complaint. Like my unit, the corridor light always damage, out of 365days, it works only quarter. I have logged complaint two days ago, nothing seems change as i see it is just a change of bulbs only. For those suggest form for complaint, please make easy for everyone to have, maybe at the place of guard house even if after management office close, we still can log the form and drop in the suggestion box. Please consider that as i see to have a better environment it's everybody's responsibilities.

  47. I think it is ok to log your complain in the web, i will upload the form in the download box so you can fill in and email to our RM to proceed further. Btw talk about the lighting I think we have just change and fix all the common area light bulb

    if im not mistaken, there is a complain form at guardhouse. u can just ask them.. now technicion changing bulbs level by level..and now all floor covered.. i think almost 350 bulbs & 200 starter in total changed for block A & B ..

    next project, 18 lamp pose surrounding PA..

    What a shame, you do not turn up.. think positive, how they are going to help you if you yourself dont want to take the responsibility. at least you send your representative. they are sincere to listen to your problem... am I right JMC?

    Despite the retail owner/representative didnt turn up last night, we have instructed the management to do the preliminary action inter alia as follows:

    1) to contact all retail owners and suggest them or get any marketing ideas from them including but not limited to give special rate for the prospect tenant.

    2) upon agreement by all retail owners on the rate pursuant to the agreed terms and conditions as item 1 above, we will advert the same at the building, 7 eleven etc, for this discounted price or any special offer, etc, if any.

    3) meeanwhile, jmc with the assistance of the developer will try their best to get the tenant etc and the matter will be put again as a main agenda in the next jmb meeting... we will tryyyy at our bestttt..

    Meantime, the developer welcomed for any suggestion, you may bring any written presentation as well for marketing plan and the same can be presented before Puan fatimah (chief operating officer for the developer)for her consideration..

    Notwithstanding of the above, we do hope the retail owners can cooperate/help themselves and us to do this.

  53. the posts by some in this forum is a true reflection of the mentality of the residents/owners of this place. sad case. if cannot talk with manners then dont talk better. i have been reading for sometime and didnt comment so far but this time there are more people who think they are very smart. this is for our community and the better we behave, the better it will be for all of us. no need to be rude. it shows you have poor upbringing or your character is flawed.

    Aku tengok mgt sekarang ok sikit dah.....
    Ada la perubahan...dari dulu..(YBR). Kalau
    dari dulu JMB tukar mgtn kan bagus. Tak la ak
    bebulu sangat dengan PA ni. Aku tahu ramai
    orang yang tak suka dengan aku...aku tak kisah
    sangat..sebab aku sewa sini pakai duit..bukan
    duit diaorang.,, kawan2 PA yang mana bebulu
    dengan aku tu..so sorry aku takde hal dengan
    korang..aku bebulu dengan mgt saja..


    Apa yang aku cakap semua buat bodoh je...Apa duit aku tak laku ke? aku minta ape yang patut mgt buat....Aku penat2 bayar maintenance fee...mgt makan gaji buta...ni aku dengar JMB contra property dgn YBR...Betul ke? Buat apa contra2.....? Sedap la depa makan duit tu...ape yang diaorang buat? Tu apek tua mgt tu...cakap pandai sangat, semua boleh..habuk pun tarak.


    RM dulu lagi tak guna....berlakon memang pandai, makan gaji buta...apa aku complain ada aje jawapannya...hoi, orang bayar gaji suruh buat kerja bukan goyang telo dalam off. Macam mana dia boleh ambik gaji buta selama bertahun - tahun....tak de orang perasan ke?

    lepas tu aku dengar JMB tarik balik dia kerja dengan JMB lepas terminate YBR...saper punye Idea tu...? Korang tak tahu ke mamat tu tak boleh pakai...Berapa banyak duit kita yang dia dah makan... apa yang kita dapat?...apa yang dia dah buat?....La ni aku tengok anak buah dia kerja lagi dengan JMB...dah tak de orang lain ke? Betul ke dia orang tu memang layak? Jangan 2 korang ambik tangkap muat aje...Tapi la ni aku tengok ok la sikit...

    Takpe la bagi peluang kat diaorang buktikan yang diaorang boleh buat kerja....buat masa ni aku tengok aje, dah lama aku bebulu dengan mgt team ni (dulu).

    Off dulu...tengok la sendiri macam stor cleaner... Sekarang mengapa boleh buat elok2? Duit dulu tak laku ke? Habis kemana perginya duit kami dulu? JMB boleh jawab?

    Aku rasa korang pun tahu yang dia orang ni lintah darat...duit kita dia ambik kerja dia tak buat bila kita complain....menjawab!

    Bukan nak buat pembetulan...baiki keadaaan. Ni mgt ape ni? sekolah ke tidak...Aku memang bengang dah lama tapi bila aku cakap...ramai orang kata aku ni "Vokal". Bila tanya mgt... takde duit? Mengapa sekarang boleh buat? Duit sekarang lagi mahal ke?


    Tolong la...pada mgt baru, korang digajikan oleh kami di PA ni untuk membantu menyelesaikan masalah kami...

    We have invited so many times to all parcel owners to have a set of audited account 2005 till 2008 from the management office for their comment/further action before we adopt it, but as of today nobody has turn up.

    we also did inform the account in the web.

    From that you will know where the money goes..

    Notwithsatnding of the above, the JMC meeting held recently has decided to exercise due diligence on the account before adoption.

    Regarding other issues raised, you may contact us personlly or may be we can 'minum2 or makan2' at teratak mamak (behind shell ddamai??? so that we can tell the story... i m sure each or anyone of us will give commitment.

    please take note accordingly.

    JMC unit plans to held an event so called 'Majlis Santai Park Avenue' or whatever called.

    The event is actually informal ie just bring port luck etc..low costs budget with personal support by owners/residents), but we have yet to decide when to do it. The location is at our barbeque pit at around 9.00pm..all resident can join. The event has been done before somewhere in last year.

    The purpose is to get to know each other with a mode of informality.

    will inform you about the outcome of this event from time to time by Mr Wong.

    thats the function of the security.
    Make the owners understand and i think they will.
    If you want to do it,then do it.
    If they start making excuses, then JMB should know what to do.
    Enforcement is needed...I rather hear residents complaining/shouting rather than hearing excuses and more excuses...
    Hope the resident manager can do something about this.
